New FHA Guidelines for non-permanent residents just announced. Non-permanent residents will no longer be eligible for FHA Financing as of May 25, 2025. So anyone interested in purchasing a home with low or no down payment that is not a US Citizen or Permanent Resident must be under contract and FHA Case # ordered by May 25, 2025. This is a HUGE announcement and I urge anyone that is to consider getting pre-approved and start looking for a home ASAP. If you know someone that isn't a US Citizen or Permanent Resident that is contemplating buying a home, tell them now is the time to start looking at getting pre-approved.

Axia Home Loans retail division has been sold to Planet Home Lending. I am transitioning to Planet today. Current Pre-Approvals are still valid and I will be reaching out to everyone in the next few days. This is a great move and here are some advantages.

1. Planet Home Lending has a 108 billion dollar servicing division so all loans will be serviced by Planet!

2. Additional programs including Down Payment Assistance, Construction Loans and other programs.

3. As rates are falling, you can take advantage of lower interest rates!

We are keeping our same team in place so nothing is going to change on that which means, I will continue to provide the same excellent service to my clients!
