A home inspection and an appraisal serve different purposes.

An inspection is usually for the buyer to better understand the condition of the home.
An appraisal is generally part of the lender’s review of the property value, if required.

Both can be important, but they are not the same step.
Knowing the difference can help buyers understand what is happening during the process.

Let’s not do that: move your down-payment money around without a plan.

Transferring money between your accounts may be completely fine. We just need to be able to follow the trail from one account to the next.

Before making the transfer, save your statements, screenshot the balances, and let me know what you’re planning to move.

Clear documentation makes closing smoother—and saves everyone from searching for paperwork at the last minute.

Thinking about moving funds? Message me first.

Buying an investment property is not the same as buying a primary home.

Down payment, loan options, rates, reserves, rental income, property type, and documentation may all be reviewed differently.

It can still be a good goal.
It just needs the right conversation upfront.
Investment property financing has its own set of details.

If you are buying your next home while selling your current one, timing matters.

Current mortgage balance.
Expected proceeds.
Closing dates.
Available funds.
Temporary housing needs.

Whether one closing depends on the other.

There are moving parts, and it is better to talk through them before everything is under contract.

Maybe it is saving more.
Maybe it is understanding credit.
Maybe it is reviewing your monthly budget.
Maybe it is learning the process.
That is not bad news. That is a starting point.

Let’s not do that: deposit a large amount of cash without a paper trail.

Maybe you sold a car, got paid back by a friend, or had cash saved at home. The money itself may be perfectly fine—but underwriting will likely need to know where it came from.

Before making the deposit, call me. We’ll figure out what documents you need so there are no surprises later.

Keep the receipt. Keep the paper trail.

Save this if you’re getting ready to buy a home.

You can start looking at homes before getting pre-approved.

But without knowing your numbers, you may spend time touring homes that do not fit your budget—or overlook options that could be a good fit.

A pre-approval gives your home search direction.

It can help you understand your:

Estimated monthly payment
Available loan options
Potential cash needed to close
Comfortable price range
Timeline for moving forward

Get clear on the mortgage side first.

Then you can focus your time and energy on homes that make sense for you.

Have questions about getting pre-approved? Leave me a message. I’m happy to help you understand the next step.

A lot of buyers assume they need more before they can start.

More savings.
More credit history.
More income.
More time.
More information.

Sometimes they are right.

Sometimes they are closer than they think.

The only way to know is to look at the full picture and talk through what may be possible.

Primary residence, second home, and investment property are not always reviewed the same way.

How you plan to use the home can affect loan options, down payment requirements, pricing, and documentation.

That is why occupancy is one of the questions that comes up early in the mortgage process.

The property is not just a house.

How you plan to use it matters too.
