1. How much the bank says you can afford.
I care about what actually makes sense for you.

2. Getting you into the biggest house possible.
Bigger isn't always better.

3. Winning the deal at any cost.
A house isn't a good deal if the payment wrecks your budget.

4. What another lender promised you.
I care about giving you honest answers—not beating someone else's quote.

5. Closing a loan just to close a loan.
If I don't think it's the right move for you, I'll tell you.

Unpopular opinion: I don't want every deal. I want the RIGHT deals.

As a mortgage lender, my job isn't to convince you to buy a house, stretch your budget, or take the biggest loan you qualify for.

My job is to help you understand your mortgage options, interest rate, monthly payment, closing costs, cash to close, and long-term financial impact so you can make an educated decision.

Hot take: getting approved for a mortgage is the easy part. Knowing whether you SHOULD buy is where it gets interesting. 👀

Your lender can tell you what you qualify for.
Your Realtor can help you find the house.
But someone should also be asking:

➡️ Does this payment actually fit your life?
➡️ Are you planning to stay long enough for buying to make sense?
➡️ Could you be using seller concessions to lower your rate?
➡️ Are there better loan options or down payment assistance programs available?
➡️ Are you buying a home that supports your financial goals—or just the most expensive house you can qualify for?

Because homeownership isn't automatically a good financial decision just because you're able to buy.

The goal isn't simply to get you into a house.
The goal is to help you make a smart mortgage decision that still makes sense after closing day.
