The Self‑Employed Mortgage Hack You Need to Know

Self‑employed professionals often struggle with mortgage approval because lenders rely on W‑2s.

With at least a year of consistent income on your bank statements, you can qualify. Bank‑statement loans average your last 12 or 24 months of deposits.

Maintain a strong credit score, build reserves for a down payment, and partner with a lender experienced in working with self-employed borrowers.

🚫💸 In your 20s and aiming for financial freedom? Here’s why you should skip financing a new car:

**Save on Interest**: Avoid paying thousands in interest by buying in either cash.
**Skip Depreciation**: New cars lose value fast; a used car holds up better.
**Invest Instead**: Use what would’ve been car payments to invest in assets like a home or a retirement account.
**Buy Smart**: Reliable cars are available in the $5k-$8k range—no down payment or monthly cost!

📈 Focus on building wealth, not just flashy wheels!

Ready to bust a popular myth about mortgages? 🏠💡

A 30-year mortgage isn’t always the best choice! While it’s a popular option, a 15-year mortgage could save you thousands in interest, depending on your finances and goals. 📉

However, a 15-year mortgage could also place you in a tight financial position, resulting in additional risk

The question to be asked before obtaining your mortgage is "What is my risk tolerance in the event my monthly cash flow decreases?"

Would you consider a shorter mortgage term knowing this? Drop your thoughts in the comments!

After analyzing the finances of over 5,000 individuals, I’ve identified a significant misconception that can hinder financial growth for many: the belief that carrying a credit card balance improves your credit score. This is a myth! ❌ In reality, it can negatively impact your score due to accumulating interest over time.

Here are 3 key strategies to help maintain a strong credit score:

1️⃣ Pay Off Your Balance in Full: Encourage clients to pay their credit card statements in full each month to avoid unnecessary interest charges. 💸

2️⃣ Maintain Low Utilization: Advise that credit usage should ideally be kept to 30% of available credit. For instance, if the limit is $1,000, clients should aim to keep their balance under $300. 📊

3️⃣ Regularly Check Credit Reports: Stress the importance of reviewing credit reports for accuracy. Recommend using Experian, Equifax, and TransUnion for reliable insights, rather than relying on platforms like Credit Karma. ✅
