Something unique about working with Brian Lacey at Riverstone Mortgage that does not show up in the rate comparison:

He will help you find a real estate agent.

Not just any agent, a trusted local agent in Hampton Roads who works with first-time buyers, knows the Chesapeake, Virginia Beach, and Norfolk markets, and who Brian has worked with enough to recommend confidently.

Most first-time buyers do not know where to start. They find an agent first, then worry about the mortgage. Brian's model is the reverse: get your pre-approval first, know your exact number, and then get connected to the right agent who already knows what you can spend and where to look.

That sequence changes how your homebuying experience goes.

Most first-time homebuyers in Hampton Roads have the same two worries:

1. 'I have too much student loan debt.'
2. 'I do not have enough for a down payment.'

Here is what I have seen after 32 years in this business: most of the time, neither one is the actual barrier.

Student loan debt gets factored differently across different loan programs. Down payment requirements are not what most people assume especially for VA-eligible buyers, who may need no down payment at all.

The twenty-minute call that answers both of these questions costs nothing and changes everything. If you are thinking about buying your first home in Norfolk, Virginia Beach, or Chesapeake, this guide is worth reading before you talk to anyone else.

Here is what most people do not know about why loans get declined by banks:

The automated underwriting system is not reading your file. It is pattern-matching.

W-2 income, two consecutive years at one employer, a textbook DTI ratio that is what the system is trained to find. If your situation is more complicated than that, the system flags it. Not because you cannot afford the home. Because your file does not fit the template.

This is specifically why working with a lender who has 32 years of experience closing complex files in Hampton Roads matters. Brian Lacey knows which calculation method the system missed for self-employed buyers. He knows the program for a government contractor with 1099 income. He knows what happens with military BAH in a deployment year.

A 'no' from a bank is a data point, not a verdict.

Somebody in Hampton Roads needed to hear this today:

A bank declining your mortgage application is not the same as not qualifying for a mortgage.

Banks run automated underwriting systems. Those systems look for a very narrow profile W-2 income, two straight years at one employer, a textbook debt-to-income ratio. If your situation is anything more complex than that government contractor, self-employed, military with BAH, or anything with non-standard income the system kicks you out.

Brian Lacey has been closing exactly these loans in Hampton Roads for 32 years. He has closed files that multiple lenders turned down. Not every declined file can be saved, but a lot more of them can be than people realize.

If you got a 'no' and you are not sure it should be a no, that is worth a ten-minute call.

Here is something that surprises a lot of buyers in Hampton Roads when I explain it:

Your real estate agent cannot tell you how much house you can actually afford. Not precisely. Not accounting for your debt profile, your loan program, your specific credit situation, and where rates are right now.

That is not a criticism of agents they are great at what they do. But the mortgage question is a mortgage question, and it belongs to a mortgage lender.

Brian Lacey has been the first call for Hampton Roads buyers in Chesapeake, Virginia Beach, Suffolk, and across the region for 32 years. The buyers who make that call first do not have the surprises three weeks before closing. It really is that simple.

After 32 years in the mortgage business in Hampton Roads, I can tell you the most expensive conversations are not the ones at the beginning.

They are the ones three weeks before closing.

That is when the buyer who started with an agent instead of a lender finds out their debt-to-income is off, their credit profile does not fit the loan program they assumed, or their timeline does not line up with the sale of their current home.

Every single one of those situations was preventable. A ten-minute phone call in month one would have fixed all of it.

The mortgage comes first. Everything else follows. Brian explains exactly why and what that first conversation actually covers in the full article.

Something that does not get talked about enough in the VA loan conversation:

The Certificate of Eligibility is step one and it takes about five minutes to pull.

A lot of veterans in Hampton Roads are not sure whether their service history qualifies them, whether they can use their benefit again after a prior VA loan, or what their student loan debt does to their qualification. These are all answerable questions. None of them require a long process.

Brian can pull your Certificate of Eligibility directly and pair it with a full pre-approval in the same conversation. Once that is done, you walk into every open house in Virginia Beach or Chesapeake knowing exactly what you can buy and at what terms.

The most common VA loan misconception I hear in Hampton Roads:

'My buddy said my VA loan won't work.'

Half the time, the buddy was wrong. The other half, the lender they talked to just had not done enough VA loans to know the options.

VA entitlement has real complexity — second-tier use, bonus entitlement, approaches for buyers with student loan debt or housing allowance income. A lender who does not work these regularly simply does not know the workarounds.

Brian has been closing VA loans in Hampton Roads for 32 years. If you served and you are thinking about buying in Virginia Beach, Norfolk, Chesapeake, or anywhere in the area, read this before you write off your benefit.

Something most Hampton Roads buyers do not realize until it is too late: the reason contingent offers lose in a competitive market is not the contingency itself. It is that the seller does not trust the lender behind the deal.

A buyer with a full pre-approval from a lender who picks up the phone and talks to listing agents is a different offer than a buyer with an automated pre-qualification from an online lender.

Brian Lacey has been closing loans in this market for 32 years. Listing agents know him. That is the kind of thing that closes deals when the numbers are close.

If you are thinking about moving up in Chesapeake or Hampton Roads, the pre-approval is step one.

You have been watching Zillow for a while now. The right house is out there. The problem is not the house. The problem is that you are not sure what happens between here and the closing table specifically, whether you need to sell your current home before you can buy the next one.Your agent friend k...

Your agent friend keeps saying 'just start looking.' Your gut says that is the wrong order. Your gut is right.

Before you set foot in a single open house in Chesapeake or Hampton Roads, there is one call to make first and it is not to a real estate agent.

Brian Lacey breaks down the four paths every move-up buyer has: sell first, buy contingent, bridge with equity, or simultaneous close. Which one is actually available to you depends on your numbers and that is a ten-minute conversation with a lender, not three months of weekend open houses.

Worth a read before you start looking.
