A 'pre-approval' is NOT a set $ amount! So many things come into play - the interest rate, the taxes, the home insurance, the HOA dues - all those items are part of your 'ratio' meaning income in verses out pay to any current debts AND your new home with ALL those areas.
I have so many buyers and even agents that say - "great but send me the 'letter' so we know what the maximum purchase price is". There is not 'magic' $ amount on a letter that means your are going to close on that new home you fell in love with!
