I'm not going to tell you renting is "throwing money away."

That's lazy advice.

But here's what nobody talks about when you stay in the same area for 5+ years:

When you rent, your payment goes up every lease renewal.
When you buy, your principal + interest payment is LOCKED. Forever. (Taxes/insurance adjust, but your mortgage payment doesn't change.)

I have clients whose mortgage payment is $200/month LESS than their old rent β€” because they bought 3 years ago and rents have gone up while their mortgage hasn't.

If you plan to be in the Lowcountry for 3+ years, run the math. The answer might surprise you.

Quick mortgage literacy post because this one trips people up ALL THE TIME πŸ‘‡

DTI = Debt-to-Income Ratio. It's one of the biggest factors in whether you get approved.

Here's the simple math:

Add up all your monthly minimum debt payments:
β†’ Car payment: $450
β†’ Student loans: $200
β†’ Credit cards (minimums): $150
β†’ Future mortgage payment: $1,800
Total: $2,600

Divide by gross monthly income: $6,500

DTI = 40% βœ… (Most programs want under 43-50%)

The higher your debts, the harder it is to qualify. The good news: paying down a credit card before you apply can drop your DTI fast.

🟑 Pre-Qualification: "Based on what you told me, you probably qualify for around X."
β€” No credit pull. No documents verified. Takes 5 minutes. Means almost nothing to a serious seller.

🟒 Pre-Approval: "I've verified your income, assets, and credit. You are approved up to X."
β€” Underwriting reviewed. Docs submitted. This is what wins in a competitive market.

In the Lowcountry market right now, showing up with a pre-qual is like showing up to a job interview in pajamas.

FHA loans are underrated. Here's a quick breakdown:

βœ… 3.5% down (that's $10,500 on a $300K house)
βœ… Credit scores down to 580
βœ… Down payment can be a GIFT from family
βœ… Seller can pay up to 6% of closing costs
βœ… Works for condos, townhomes, single-family

The catch everyone talks about: mortgage insurance (MIP). Yes, it's there. But at 3.5% down, you're getting into a home for a fraction of what conventional requires.

And once you have enough equity, we refinance out of it.

FHA is often the fastest path to homeownership for first-time buyers. Don't let the MIP scare you off.
