Hi, I’m Ashlee — your local Charleston mortgage lender, professional over-explainer, and your girl for allllll the home buying questions. 🏡✨

• I’m a mortgage nerd and I actually love talking strategy

High-net-worth buyer denied by another lender.

Income declining on paper. Near retirement.

I asked one question: do they have assets?

Turns out: $4M portfolio.

We used asset depletion.

Divided assets by the loan term.

Approved.

This happens all the time with wealthy buyers.

They’re not earning like they did at 35, but they still have money.

Most lenders only look at W-2 income and automated systems.

They miss assets, capital gains, and trust income.

Two things I always check that most lenders don’t:

• Assets (asset depletion works for retirees, trust fund clients, investors)
• Capital gains income (especially when it shows up consistently on tax returns)

I’ve saved multiple deals this way — even qualifying clients without using their business income at all.

If your high-net-worth client got denied, it’s usually not because they can’t afford the home.

It’s because they’re talking to the wrong lender.

Assets + capital gains = two tools most lenders never use.

Being only 4 years into this business, I’m so humbled (and honestly a little in shock) to share that I ranked in the top 20 loan officers at my bank — out of nearly 100 in the company — closing $20 million in production.

I truly could not have done this without the incredible people who surround me. A national homebuilder + their in-house mortgage company are being sued for misleading buyers about payments 😳 Thousands of people were affected.

Here’s the problem: if the same company is selling you the house and doing the loan… whose side do you think their lender is really on? (Hint: not yours 🙃).

👉 That’s why I always say—work with someone independent. No shady fees, no “numbers magic,” just transparency and your best interest first.

💬 Real talk: would you trust one company to sell you AND finance your home? Or do you see why it’s better to keep those separate?
