Just making sure we’re not letting the headlines make all the decisions. 👀

There’s a lot more to buying a home than just the interest rate and sometimes the right strategy matters.

Seller credits, negotiating the purchase price, choosing the right loan program, timing your first payment… these are the things I want my buyers to actually understand before they make a move.

Because the goal isn’t just to get you a mortgage. It’s to help you make a smart one. 🏡

The best loan officers don’t just plug numbers into a calculator—they know how to navigate guidelines, think creatively, and find solutions others might miss.

If someone in your life says, “I don’t think I can buy a home,” send them my way before they count themselves out.

🚨 Heads up, Realtors… condo financing is changing.

Beginning August 3, many transactions that previously qualified for a Limited Review will now require a Full Project Review.

Then on January 1, reserve funding requirements are expected to increase from 10% to 15% for many condo projects.

What does that mean for your buyers?

• More HOA documentation may be needed.
• Financing timelines could take longer.
• Some condos that qualified before may require additional review.

My biggest piece of advice? Try to check financing before writing an offer. While HOA information isn’t always available upfront (and often requires the buyer to pay for it), having the conversation early can help set expectations and avoid surprises.

POV: You’re spending the day with your mortgage lender. 💻

No two days are EVER the same. One minute I’m celebrating a clear to close, the next I’m helping someone beat a cash offer, finding a solution to a last-minute hiccup, or answering the question, “Can I actually afford to buy?”

Behind every closing is a whole lot of strategy, problem-solving, and coffee.

My goal? Make homeownership feel a little less overwhelming and a lot more achievable.

A lot of buyers focus on the purchase price, but what really matters is your monthly payment.

On many loans, a $5,000 price reduction may only lower your payment by around $24–$30 per month. In some cases, negotiating for closing costs, a rate buydown, or seller concessions can have a much bigger impact on your monthly budget.

Every situation is different, which is why it’s so important to look beyond the sticker price.

Before you celebrate a price reduction, let’s make sure you’re negotiating what actually saves you the most money. 💰
