The banker said no. Good.

It’s frustrating in the moment, but it forces you to get creative: work off the farm, sell something, find another way to fund it. Shut down, and you’re stuck. Push through, and the bank might say yes later. How bad do you want it?

Nobody called you about this one.
On September 17 the prime rate went from 6.75% to 7.00%. If your operating line floats off prime, a quarter point on $400,000 is $1,000 a year.
Not the end of the world. It's just $1,000 you never decided to spend. 👀

Here's the part people ask me to explain twice.

You fund a whole life policy. While you're alive, the cash value is money you can borrow against for inputs, equipment, a land purchase, without filling out an application.

When you die, the death benefit goes to the next generation income tax-free. They can use it to fund their own policy, and it starts over.

Same dollars doing two jobs. Money to farm with now, something to hand down later.

What it costs: a real premium, every year, whether it rains or not. The first years are mostly cost. Anybody who leaves that part out is selling you something.

Do you need $100,000 to start this?
No. And that's the assumption that stops more people than anything else. The numbers in the book are examples, not a minimum you have to hit.
I built them out that way to show how the math works, not to set a bar. What you actually need is a starter premium that fits your operation's budget right now.
That can be a lot lower than people assume.
