Don’t assume the VA automatically knows you sold your property and paid off the mortgage.

If you don’t process a formal request for Restoration of Entitlement, your COE will still show entitlement charged to the old property—limiting your zero-down power on your next purchase.

Comment RESTORE and we’ll process your entitlement audit.

Did you know many states cut or even eliminate property taxes for disabled veterans? 🇺🇸

The exemption depends on your state and your VA disability rating, and a lot of vets never claim it. If you’re buying a home, that could mean real money back in your pocket every year.

Not sure if you qualify? Message me and I’ll point you in the right direction.

Think a VA ARM is risky? Let’s talk about it. 🇺🇸

A VA adjustable rate mortgage starts with a lower fixed rate for the first 3, 5, 7, or 10 years. After that, the rate adjusts, but VA rules cap how much it can move: no more than 1% per year on the shorter-term ARMs, and no more than 5% over the life of the loan.

It can make sense if:
✅ You plan to move or refinance before the fixed period ends
✅ You expect a PCS or a career change in a few years
✅ You want a lower payment up front

It’s not for everyone, and the right choice depends on your plans. I’ll walk you through both options so you can decide with confidence.

When rates drop, housing prices shoot up due to buyer competition. Waiting on the sidelines means you trade lower rates for higher purchase prices and competition bidding wars.

Secure the property deal now using your VA loan power, build equity, and streamline your interest rate down with the VA IRRRL when the market cycles.

Did you know the seller can help pay your closing costs on a VA loan? 🇺🇸

Here’s how seller concessions work:

✅ Sellers can cover your normal closing costs, like the appraisal, origination fee, and title charges, with no limit from the VA.
✅ On top of that, they can contribute up to 4% of the home’s value toward things like paying off your debts, prepaying taxes and insurance, buying down your rate, or covering your VA funding fee.
✅ It’s all negotiated in your offer, so your agent and loan consultant need to be on the same page from day one.

Less cash out of your pocket at closing means more left over for moving, furniture, and the first round of “why is this leaking?” home repairs. 😅

Thinking about using your VA benefit? Send me a DM and I’ll walk you through how to structure your offer.

Too many service members hold onto money-losing rental properties just for the sake of calling themselves “investors.”

If a house eats cash every month because of bad property management fees and repairs, sell it, harvest the tax-free equity, and reinvest into a cash-flowing target using your VA loan.

Did you know you can use your VA loan benefit more than once? 🇺🇸

Buying a home with a VA loan doesn’t use up your entitlement. If you still have remaining entitlement, you may be able to buy another home with $0 down, even while keeping your first one.

Here’s the quick version:
• Your entitlement is your VA benefit, and it’s not a one-time deal
• Remaining entitlement can be used on a second home or purchase
• You can also restore it after selling or paying off a VA loan
• Every situation is different, so the numbers matter

Not sure how much you have left? Message me and I’ll look it up for you. No pressure, just answers.

A lot of disabled veterans think the VA loan is something you use on active duty or not at all. Wrong. Your benefit doesn’t expire. If you receive VA disability compensation, you’re generally exempt from the funding fee. Zero down, no PMI. Buy the home you live in now, and when life moves you, keep it as a rental. Comment STRATEGY and let’s see what your benefit can build.
