🏡🚨 **HOMEOWNERS + REALTORS: BIG APPRAISAL CHANGES ARE COMING!**
Starting **November 2, 2026**, a new appraisal reporting format becomes mandatory for new conventional appraisals submitted to Fannie Mae and Freddie Mac.
First things first…
❌ **No, this isn’t going to crash home values.**
❌ **No, appraisers aren’t suddenly changing how they determine what your home is worth.**
Comparable sales, market conditions and supported adjustments will still drive the final value.
👉 **So what IS changing?**
Appraisers will be documenting properties in much greater detail, including things like:
🏠 Roof age + major components
🍳 Kitchen updates
🛁 Bathroom renovations
🪚 Custom cabinetry + built-ins
🔨 Major improvements + renovations
✨ Premium materials + finishes
And THIS is where homeowners should pay attention. 👀
**🏡 HOMEOWNERS:**
Start keeping a “home improvement file.”
Save those receipts. 🧾
Keep permits and invoices. 📁
Write down when improvements were completed. 📅
Save warranties and contractor information.
New roof? Save it.
Remodeled kitchen? Document it.
New HVAC? Keep the paperwork.
Finished basement? Take photos and keep the permits.
Even if you’re not planning to sell anytime soon, **Future You may be very happy you did this.**
**🏠 REALTORS:**
Our MLS information and documentation are going to matter even more.
Instead of:
❌ “Completely remodeled!”
❌ “Over $100K in upgrades!”
We need to be able to say **WHAT was done, WHEN it was completed and ideally have documentation to back it up.**
There are actually some things I REALLY like about this change:
✅ More detailed property information
✅ Better information on comparable sales
✅ More transparency in the appraisal
✅ A clearer picture of WHY an appraiser reached their value
The goal isn’t to lower home values. It’s to create **more detailed, accurate and consistent appraisals.**
And a well-maintained home with documented improvements may actually be in a better position to have those improvements fully represented. 💪🏡

The more accurate information we can give the appraiser, the better chance we have of making sure your home is being fully represented.
