Dan made a big career decision in 1998 leaving The Golf Channel Production team for an opportunity in the mortgage business. Low interest rates and a booming economy lead to many productive and successful years and the opening of Dan’s mortgage business, Emerald Mortgage Group in January 2001. Since then, he has helped hundreds of families realize their dream of home ownership. Last December, I went to Nayarit, Mexico looking for a reset.

Sometimes you have to get away from everything familiar—the routine, the noise, the expectations—to remember who you are underneath all of it.

Riding a horse down the beach at sunset, I remember feeling like one chapter of my life was ending and another one was beginning.

Hard to explain the experience. Maybe it was a reset. Maybe a rebirth.

Either way, I came home different. 🌅🐎🇲🇽

🏠 It’s a buyer’s market in many parts of Florida and Georgia right now — and that can create opportunities that go well beyond the price of the home.

More inventory and less competition can mean more negotiating power, including a better purchase price, seller-paid closing costs, and even seller-paid interest-rate buydowns.

Yes, mortgage rates are higher than we’d all like. But the interest rate is only ONE part of the deal.

Sometimes buying when you have negotiating power can put you in a much better position than waiting for rates to fall and competing with a lot more buyers.

Jeff asked me if you can refinance your primary residence, pull out some of the equity, and use that money to purchase an investment property.

Absolutely — and it can be a powerful real estate investment strategy.

I’ve helped many clients access equity from their primary residence and put that money to work building a real estate portfolio.

Because financing secured by a primary residence can generally carry better terms than financing an investment property, accessing equity may provide funds for a down payment — or potentially down payments on multiple properties.

Instead of having equity simply sitting in your home, you may be able to use it to acquire income-producing real estate and begin building a portfolio.

Of course, every situation is different. The numbers still have to make sense.

Sometimes the numbers say NO — and I’ll tell you that.

When someone calls me about refinancing or using their home equity for debt consolidation, my job isn’t to convince them to take out a loan. My job is to determine whether the numbers actually make sense.

How much are you paying now?
What would the new payment be?
How much interest could you save?
What are the costs involved?
Does this actually improve your financial situation?

Sometimes the answer is absolutely yes. Other times, the math says don’t do it.

After more than 20 years in the mortgage business, I’d rather tell someone NO than put them into a mortgage that doesn’t benefit them.
