The other units that can be rented out can be used towards your overall qualification income to offset your housing cost! Even if you have never been an investor before. We can uses 75% of the fair market rent as income for qualifying, and the rent also goes towards your housing payment to lighten the load.

Here is a simple payment example using Freddie Mac’s 6.52% average 30-year fixed rate.

$400,000 purchase price

With 20% down:
Down payment: $80,000
Loan amount: $320,000
Estimated principal and interest: about $2,027/month

With 5% down:
Down payment: $20,000
Loan amount: $380,000
Estimated principal and interest: about $2,407/month

But this is not the full payment.

You still need to add property taxes, homeowners insurance, possible mortgage insurance, HOA dues if applicable, and any local costs tied to the property.

That is why a real pre-approval should include a payment conversation, not just a price range.
