If you've been searching for the right property move, the data suggests that regional locations are boasting more growth than city centres.

According to Cotality’s June 2026 Mapping the Market report, national house values are tracking broadly sideways. However, beneath the surface, a major regional divide has opened up driven entirely by affordability.

Lower-priced regional markets are leading the pack. Standalone houses in pockets throughout Southland cleared over 14% annual growth, while regional parts of the North Island like the Bay of Plenty and South Waikato saw double-digit townhouse growth of at least 10%.

Meanwhile, larger urban centres are encountering headwinds as cautious buyers navigate a high volume of listings.

The bank isn't lending you money based on today's interest rate. They're testing whether you could still afford your repayments if rates went up.

Different lenders apply different servicing test rates, so it is important to be matched with the right lender, but they will always test your income against a much higher rate than what you are actually offered.

So that's the servicing test rate, and it's why some people get knocked back even when they can comfortably afford the loan on paper.

It's a sensible safety measure, but it does mean your borrowing capacity may be lower than the headline rate suggests. Knowing your number before you fall in love with a purchase makes all the difference.
