A joint mortgage doesn't automatically mean one policy is enough to cover both of you. 🤔

Joint policies often pay out just once, then end.

Separate policies give individual cover, with flexibility.

You need to think about how one of you would manage without the second income in your household

We review your mortgage, income, and existing cover. We'll look through joint and separate options, explaining payouts.

We help you work out the cover you both need. 🔎

Let us find options that fit your circumstances and budget.

New research found that AI gets financial answers wrong 57% of the time. Now, for trickier questions, that jumps to 88%. 🫢

That's a lot of room for error when it's your mortgage on the line.

AI can be handy for explaining terms or pointing you towards the right questions to ask.

But it doesn't know your income, your circumstances or what you can actually afford.

A mortgage is personal, and the details matter.

If you've had an AI answer that's left you unsure, bring it to us and we'll talk it through properly. 💬

Yes, stocks and shares can go towards your deposit once they’re sold and turned into cash. 📈

It's worth remembering, though: investments can go up or down in value. What you see today might not be what you get when it’s time to buy.

Timing makes a difference too. Think about when you’ll actually need the funds and how long it takes to access them. 🕰️

Lenders will usually want to see where your deposit has come from, so keep records of the sale and the money moving into your account. 📄

And don’t forget the bigger picture. Once the investment is used for your deposit, you’ll still want some money left over for fees, moving costs and those unexpected bits that pop up.

Thinking of using investments towards a deposit? Speak to us first and we’ll help you figure out the finer details. 🏡

The big announcement from the Autumn Budget is that the Your First Home Scheme has officially been confirmed! ✅

We mentioned this a few weeks ago, but it's now official!

The scheme is designed to help more people get onto the property ladder.

Eligible first-time buyers could purchase a new-build home with just a 2.5% deposit, alongside a 20% government equity loan that's interest-free for the first 5 years! 🏡

Applications aren't open yet, but pre-registration will open before the end of 2026, with applications expected to open in February 2027 📆

Pre-registering won't commit you to purchasing, but will help you understand your eligibility and local property price limits.

You can read more here:
https://www.gov.uk/government/publications/your-first-home/your-first-home

There's also news about a new First Time Buyer ISA!

The Government is planning to introduce a new, simpler savings account to help first-time buyers save towards their first home.

It's intended to replace the Lifetime ISA for new savers, although existing Lifetime ISA holders will still be able to continue saving under the current arrangements.

There's no confirmed launch date for the new ISA yet, but we'll keep you updated!

It's great to see some positive announcements for first-time buyers! 🤩

If you're planning to buy your first home, we can help you understand these changes, explore your mortgage options and prepare for your purchase 🏡

Not every lender looks at your application in the same way. 🤔

Something one lender turns down could easily get approved by another.

That's because each lender has its own criteria. Income, credit history, job type, and even the kind of property you're buying all get weighed differently. 🔎

So a no from one doesn't mean it's a no everywhere else.

Self-employed? A few credit blips in the past? Income that's not straightforward, or a property that's a bit unusual?

None of that rules you out. We've helped plenty of people with tricky situations get a mortgage sorted. 🤩

A lot of it comes down to knowing which lenders are worth approaching, and in what order.

If you've written off getting a mortgage, speak to us first. 💬

You might be surprised what's possible.

The clocks went back this weekend, extra hour in bed for most of us. ⏰

But if you spotted a mortgage rate you liked a few weeks back and now wish you'd grabbed it, we get why you're wondering about turning back time too.

We can't quite do that one, sadly.

What we can do is show you exactly what's available now and how it compares to what you had your eye on.

Rates move around often, sometimes weekly, so it's always worth checking rather than guessing.

If your current deal ends in the next 6 months, now's the time to speak to us.

That way you're not rushing when your lender's offer runs out, and you'll know your options well in advance. 📲

Think about it. What if a serious illness meant you couldn't work for longer than statutory sick pay allows?

That support might simply not be enough to cover your bills. 🏠

We've seen firsthand how challenging this can be.

That's why having the right protection in place is so important. It gives you and your loved ones peace of mind. ✨

Income protection is designed to pay out a portion of your monthly salary while you're too ill to work.

Critical Illness Cover comes in the form of a tax-free lump sum, often paid out after diagnosis of a serious illness like a stroke, cancer, or heart attack.

We'll chat about your history and needs compared to each policy so you know exactly what you're signing up for and how that protection could support you.

Let us help you build that security.

A mark on your credit file doesn't mean the door's shut on a mortgage. 🔑

Lenders look at your whole situation, not just one bump in the road.

Here's what helps us get started on your behalf.

Some background on your credit history, so we know what happened and when. 🔎

A copy of your credit report, so we can see things as they stand. 💳

Evidence that any settled debts are cleared, if that applies to you.

Your recent income and bank statements, to show your current position.

A lender who understands your circumstances might be easier to find than you'd expect.

Speak to us and let's have a look at your options. ☎️

So what happens if your Agreement in Principle runs out before you find the one? 🤔

An AIP is basically a lender's early indication of what you might be able to borrow. It's handy for house hunting, but it usually only lasts 60 to 90 days depending on the lender.

The trouble is, finding a home doesn't always fit neatly into that window.

If yours expires, don't panic. It doesn't mean your plans have fallen apart. 😮‍💨

Some lenders might extend it, but that's not a given. Most of the time you'll simply need a new one sorted.

That's not a bad thing though. It's a good moment to check nothing's changed, whether that's your circumstances or the mortgage market itself. ✅

Don't settle for a home that's not quite right just because your AIP is about to run out.

The one worth having is worth the wait.
