75% LTV mortgage: £311,250
£24,550 left in the deal, but with a strong 30% ROCE, and all money recouped in 3yrs.

Good builders are worth their weight in gold 🏆🪎🤩.
After doing this video and brainstorming what we deemed our "brillant" Plan 1️⃣ and Plan 2️⃣ 😅, our builders came the house, listened to us, calmly reigned us back in, and showed us how we could keep the layout as it is, and still create an additional downstairs bathroom with the desired downstairs bedroom.... saving us 💷💷💷.

My investor bought this house on auction and completed last week. I haven't put a penny in it, but I'll be:
1️⃣ Project managing the refurb
2️⃣ Staging and furnishing the house
3️⃣ Running it as serviced accommodation

My investor gets a well kept and maintained property 🏠; a nice chunk of money when the property is refinanced in a few months time; and hands free 👐 throughout. I get my fee 💷 for each stage. A win win situation 💫
