This latest flip took a little longer than expected to get over the line, but I had full confidence in the legal teams acting on both sides to navigate a tricky sale. Huge thanks to Fishman Brand Stone and BWS Law for getting it done.
This one wasn’t quite the right fit for my own portfolio—mainly due to location—so I packaged it up for another investor who shared my vision.
The plan? Convert the existing 3-bed layout into a 4-bed using permitted development rights to extend into the loft. They’re now set to make a solid 21% ROCE by trusting my judgment.
The numbers:
💰 Purchase Price – £450,000
🔨 Refurb, Loft Extension & Vendor’s Legals Paid – £182,000
📈 GDV – £850,000
📊 ROCE – 21%
I handled this deal from start to finish, working closely with the vendor, who needed a quick sale as her father was moving into care. Found the right investor, structured everything properly, and made sure all costs were factored in. The project was planned with a 15-month timeline from purchase to resale, but I’m confident they’ll smash it in 10 months, with works finished in 6-8 months—they’ve got the experience and the right team in place. Safe to say, they’re happy—so much so that they even sent me a bottle of champagne as a thank-you! 🥂
