Not every client is ready to buy a home immediately. Sometimes the first conversation is simply about understanding where they are now and creating a plan for where they want to be.

I recently helped a couple who wanted to provide a secure home for their child. We looked at their finances, discussed what needed to happen over the coming months, and put a realistic plan in place. Step by step, we worked towards that goal.

I recently attended a mortgage conference and one of the really positive discussions was around the growing number of Buy to Let mortgage options becoming available in Scotland.

Historically, Scottish landlords have sometimes had fewer lender choices compared to other parts of the UK. However, more English lenders are now entering the Scottish market and offering Buy to Let products north of the border.

What does this mean? More competition, more choice and potentially more options for landlords and property investors looking to purchase, remortgage or grow their portfolio.

I recently spoke to a first-time buyer who thought getting a mortgage was completely out of reach. Their income alone wasn't quite enough to borrow what they needed, but they had parents who wanted to help.

One option we explored was a Joint Borrower Sole Proprietor mortgage. This allows a parent or close family member to support the mortgage application using their income, without being named on the property deeds.

What many people don't realise is that some lenders can take a more flexible approach when it comes to mortgage terms. Rather than basing everything on the oldest applicant's age, they may look at the younger applicant instead, which can make a significant difference to affordability and monthly payments.

It's one of those mortgage solutions that many people have never heard of, but for the right circumstances it can be incredibly helpful.

Preparing for your first mortgage or remortgage starts earlier than most people think.

I speak to people all the time who worry that late payments, missed direct debits or finances that have become a bit disorganised mean they won’t be able to move forward. Often, that isn’t the case.

Sometimes it’s simply about putting a plan in place. Looking at your bank statements, understanding what lenders will see, improving habits where needed, and giving yourself time to prepare properly can make a huge difference.

You do not need everything to be perfect on day one. Planning ahead, even six months in advance, can put you in a much stronger position.

There’s been a lot of discussion recently around the new Halifax £5,000 deposit mortgage launching this month, and for many first-time buyers it could genuinely open doors that previously felt out of reach.

I speak to so many renters who are comfortably paying high monthly rent but feel stuck because saving a large deposit feels impossible. This new scheme is designed for exactly those people, buyers who can afford monthly payments but have struggled to build a £20k+ deposit while renting.

With this product, eligible first-time buyers may be able to purchase a home up to £300,000 with a minimum £5,000 deposit that they have saved themselves.

Of course, it’s important to understand that low deposit mortgages are not right for everyone. There are affordability checks, credit checks and long-term considerations that need to be looked at carefully.

That’s why getting advice before applying really matters. Sometimes another lender or product may actually suit your circumstances better.
