Nobody rings me because they want to talk about protection.

They ring about a mortgage, and protection comes up somewhere in the middle, and there is usually a small pause before we get into it.

I understand why. It means thinking about things you would rather not picture.

But the mortgage does not pause if your income does. Neither do the bills, or the food shop, or the school uniforms.

It does not have to be complicated and it does not have to cost a fortune. It usually just needs someone to explain what the options actually do, in plain language, so you can decide what feels right for your family.

Self employed and worried a mortgage will be harder to get?

It is usually more detailed rather than more difficult. The two are not the same thing.

What tends to make the difference is preparation. Having your accounts and tax calculations to hand. Understanding how different lenders read self employed income, because they genuinely do read it differently. And knowing what your figures actually say before anyone else looks at them.

I have helped sole traders, company directors and contractors, including people who were told elsewhere that it would not work.

The holidays are over, the schools are back, and there is suddenly a bit of headspace again.

It is usually the point where people start looking at the things they have been putting off since the spring.

"I assumed I had left it too late."

That is what someone said to me last month, about four weeks before their fixed rate ended.

They had spent the summer meaning to sort it, then the holidays arrived, then it slipped again. By the time they got in touch they had convinced themselves the good options had gone and they would just have to take whatever their lender offered.

We still had time. Not as much as I would have liked, but enough.

The point I want to make is not about that particular case. It is that the thing stopping most people is not their situation. It is the story they have told themselves about their situation.

Starting six months out gives you time to compare properly rather than accept whatever lands in front of you. It gives us time to look at your credit file if anything needs tidying. And it means you are not making a decision in a hurry.

I often say this because the work is rarely just about finding a rate.

📍 It might be someone whose fixed rate is coming to an end and they are worried about what the new payment could look like.

📍 It might be someone trying to reduce monthly outgoings.

📍 It might be a family looking at their options before life gets busier.

📍 It might be a first-time buyer who just needs someone to explain the process properly.

The numbers matter, of course they do. But so does the person behind them.
