“Your income is too complicated.”

If you’ve heard this line, or something similar, I’m sorry because that’s not good enough.

Being self-employed, a contractor, CIS or shift worker doesn’t mean you can’t get a mortgage. It’s means the person you spoke to didn’t know where to look and that distinction matters!

You’ve worked hard for that income, it’s been blood, sweat and tears for some people and being turned away or made to feel like a risk is frustrating and disheartening.

I hear it, way more than I should.

Been declined, told to come back when they have two years of accounts. Being told we can’t use a day rate, when actually a day rate can work in your favour, if you go to the right lender.

‼️ The mortgage market isn’t a one size fits all ‼️

Some lenders will annualise a contractor’s day rate. Some will work with one year of self-employed accounts. Some understand CIS income and some with take 100% of other incomes.

The problem isn’t your income. It’s knowing which lender actually suits your situation and how to present your case in a way that works.

Can’t I go directly to my bank?”

Yes. You absolutely can.

✋🏼 But here’s what happens when you do…
Your bank can only offer you their own products. That’s it. They’re not comparing the market for you, they’re selling you what they have.
They also work a diary that suits them, not you. Maybe you are lucky enough to get a Saturday morning appointment but high chance you will be taking time off work for appointments.

👎🏼 And if your situation is even slightly complicated? Self-employed, contractor, CIS, gaps in your work history? Most high street banks will just say no.
