Renters’ Rights Act
Landlords must share an information document about the Renters’ Rights Act with tenants by May, the government has said.
The state published the document today, providing tenants with advice on what each change brought forward by the Renters’ Rights Act means for their tenancy agreement and rights.

Legally, landlords and landlord agents must share the information with tenants, either as a hard copy or attached electronically as a PDF to an email, by 31 May 2026.

The Renters’ Rights Act will take effect from 1 May, involving changes such as the scrapping of Section 21 evictions, protections against rent increases and allowing tenants to keep pets.

The Bank of England has held its base rate at 3.75%, policymakers responded to heightened global uncertainty linked to the ongoing conflict in Iran.

The Monetary Policy Committee opted to maintain the current rate despite earlier expectations of a cut, with analysts pointing to market instability and rising oil prices as key factors behind the decision.

This has had an impact on Swap rates and lenders have been quick to respond to this with rates bing increased at very short notice.

Leasehold and Commonhold Reform Bill - Ground rents will be capped at £250 a year for leaseholders in England and Wales, the government has announced today.

Ground rents - an annual fee leaseholders must pay to their freeholder - were abolished for most new residential leasehold properties in England and Wales in 2022, but remained for existing leasehold homes.
