Agreement in Principle AKA Decision in principle, Mortgage in Principle 🤷‍♀️ Different names, but the same thing!

An AIP is a pre-approval check completed with the lender to get you prepared and show the seller you're a serious buyer 💷

➡️We check your income, expenditure and circumstances.
➡️What your looking to buy for / what deposit you have.
➡️It gives you confidence of what you can borrow and that you've passed the lenders credit scoring.

Most estate agent will now ask for an AIP before booking in a viewing to show your in a proceedable position.

If you ask most people, they’ll say you need to be self-employed for a minimum of 2-3 years, which isn’t always the case.

There are a few lenders that may consider just 1 year’s trading!

We would need to show the income is stable and consistent but this could mean you can buy a lot sooner than you think 🏡
