When Starting Fresh Means a Change of Address

Laura’s situation is a great example of how mortgage strategy matters; especially during major life transitions.

After separating from her ex-partner, Laura wanted to purchase a condo using her share of the sale proceeds as a down payment. Although she had a strong history of self-employment, her most recent tax year showed lower income, which limited her lending options.

By reviewing all available pathways, private, B-lender, and A-lender solutions—we were able to structure the purchase with added family income and successfully qualify her with an A lender. With thoughtful lender communication and the right documentation strategy, even additional hurdles were resolved smoothly.

The takeaway: income structure, life changes, and timing all play a role in mortgage approval. With proper guidance, there are often more options than borrowers realize.
