Accelerated bi-weekly payments get called a "hack." Really, it's one extra mortgage payment a year spread across 26 paydays.

It can work, and for some people it's a great habit. But if your budget is already stretched, adding another payment isn't the answer. Your overall cash flow is the place to start.

Comment CASHFLOW and I'll reach out to help you look at the bigger picture.

The Bank of Canada just raised rates.

If you're variable, adjustable, or carrying a HELOC, this affects you within days. And if you're planning to "just lock in a fixed at the lowest rate"… the rate you see advertised isn't always the rate you get.

Before you make a move, find out what you'll actually be offered.

Most people apply for a HELOC when they need the money. That's exactly when it's hardest to get approved.

The smarter move: set up your mortgage with a HELOC component before you need it, while your income, credit and equity look their best.

Why it matters:
Cash on standby for emergencies, renovations or opportunities

No re-qualifying when life happens (job change, slow business year, market shift)

Interest only on what you actually use, so it costs nothing sitting there unused ready to deploy for investing.

A HELOC is a tool, not free money. It's typically variable-rate (tied to prime), lenders can reduce or freeze limits, and borrowing to invest carries market risk. If you'd treat it like a second chequing account, it's not for you.

It works best for people who are disciplined with credit, have stable income, and have a plan for every dollar they draw.

Would you rather have access to cash and not need it, or need it and not have it?

Not financial or tax advice; consult a licensed professional.

The average Canadian has about $129,000 saved for retirement.

Canadians say they need around $1.7 million to retire comfortably.

That gap isn't a rounding error. It's a structural problem that's been accumulating for years and, for most homeowners, the solution has been sitting inside their mortgage the whole time.

Home equity is the largest asset most Canadian homeowners will ever have. And under a standard mortgage, it does exactly nothing for retirement until the home is sold. It doesn't compound. It doesn't generate income. It just accumulates inside the walls, waiting.

The Smith Manoeuvre™ can change that.
It takes the equity your mortgage creates every single month and puts it to work immediately in a growing investment portfolio. The mortgage still gets paid down — faster than it would have otherwise. A tax refund comes back every year and goes straight back into the strategy.

The retirement gap doesn't close by accident. It closes because someone decided to use what they already had more intentionally.

As a Smith Manoeuvre Certified Professional™, that's the conversation I help homeowners have.

If the retirement math has been bothering you, that's worth paying attention to.

As a Smith Manoeuvre Certified Professional™, my job is to figure out whether this actually fits your situation.

If it does, I'll show you exactly what it looks like.

If it doesn't, I'll tell you that too.

Most mortgage payments do exactly one thing.

They reduce a balance.

The equity builds up inside the home, the interest goes to the lender, and nothing else happens until the mortgage is eventually gone.

The Smith Manoeuvre™ changes that. The same payment that reduces your principal also funds a growing investment portfolio and generates a tax deduction — every single month, without changing your monthly cash flow.

One payment. Three outcomes. Twenty-five years of that compounding quietly in the background.

As a Smith Manoeuvre Certified Professional™, setting up that structure is one of the most important things I do for the homeowners I work with.

If your mortgage is only doing one thing right now, it might be time to ask what else it could be doing.

Let's talk.

The economic headlines right now are uncomfortable reading for most Canadian homeowners. Inflation is creeping back up. Trade tensions are affecting growth. The Bank of Canada has signalled that rates could rise again as soon as October 28th.

All of that flows directly into the cost of carrying a mortgage. Higher rates mean more interest going out every month. And under a standard mortgage, that interest just goes to the lender. Nothing comes back. The more expensive the environment gets, the more it costs.

The Smith Manoeuvre™ flips that dynamic. By converting mortgage interest into tax-deductible investment debt, rising rates increase the size of the annual tax deduction rather than just the size of the bill. The same interest that's becoming more expensive starts generating a larger return at tax time.

It's not about predicting what the Bank of Canada will do next. It's about building a structure that works regardless.

As a Smith Manoeuvre Certified Professional™, this is one of the most timely conversations I'm having with homeowners right now.

If the economic uncertainty has you thinking about your mortgage differently, that's a good instinct.

Let's talk about what to do with it.

Spooky, isn’t it?

You bought the home. Made every payment. Watched the balance slowly come down. Did everything you were supposed to do. And somewhere along the way, the retirement savings just never quite got started. Because after the mortgage, the groceries, the kids, and everything else that doesn't pause, there wasn't a lot left over.

Now retirement is closer than it used to feel. And the math is uncomfortable.

Here's what most homeowners in that position don't know. The mortgage they've been paying all along could have been building something on the other side at the same time. Not by finding extra money. Not by cutting spending. Just by structuring the same payment differently.

The Smith Manoeuvre™ takes the equity your mortgage creates every month and puts it to work immediately in a growing investment portfolio. The mortgage still gets paid down. A tax refund comes back every year and goes straight back into the strategy.

Both things happen at the same time, from the payment already going out the door.

It's not too late to change the trajectory. But the sooner the structure is in place, the more time it has to work.

As a Smith Manoeuvre Certified Professional™, this is the conversation I wish every homeowner had before they needed it.

3 accounts to open BEFORE you buy your first home. The FHSA is the one nobody explains properly — open it now, even if you can't fund it yet, because your room only starts counting once it's open.

Most Canadians were taught one thing about debt. Avoid it. Pay it off. Get out from under it as fast as possible.

That's not bad advice for the wrong kind of debt. But a mortgage isn't a credit card. And treating it the same way costs most homeowners hundreds of thousands of dollars in missed opportunity over a lifetime.

The CRA allows interest on money borrowed to invest to be tax deductible.

Most homeowners will never access that provision, not because they don't qualify, but because their mortgage was never structured to make it possible.

The Smith Manoeuvre™ changes that. It converts non-deductible mortgage debt into tax-deductible investment debt, one payment at a time. The same mortgage, restructured, starts generating annual tax refunds that grow year over year and go straight back into the strategy.

Good debt isn't a myth. It's a structure. And it's available to any Canadian homeowner with at least 20% equity in their home.

If you've never looked at your mortgage this way, there’s no better time than right now.

Let’s talk.
