When looking at a property like this, it's important to remember that the mortgage payment and property taxes aren't the whole story. You'll also need to budget for things like:

✅️ Home insurance
✅️ Heat, hydro, water, gas, internet
✅️ General maintenance and repairs

I would estimate with this property another $600-$800 a month for those expenses.

Even after counting in all the expenses this first-time buyer is paying less than $1000 a month to own her first home.

She is building equity, benefiting from future appreciation, and owning an asset instead of paying someone else.

!! Most people assume that if they have no credit rating or a short history with credit they won't qualify for a mortgage.

That's not always the case.

Some lenders will consider what's called alternate credit.

That means that instead of traditional credit cards or loans, we may be able to show your creditworthiness through things like
✅️ consistent rent payments
✅️ utilities
✅️ insurance payments
✅️ phone bills

The key is proving that you pay your obligations consistently and responsibly over time.
Now every lender is different and there are specific requirements, but having little or no credit history does NOT always mean homeownership is impossible.
