A median of responses expects the Bank of Canada to maintain its policy rate for the remainder of 2023 before it begins to cut rates in 2024. Most expect rates to fall by 1% mid year, and continue to fall to another .5% by year-end. Which means your variable mortgage rate, home equity line of credit and other variable rate loans would decrease by 1.5% by the end of 2024.

We as per routine update all our current variable clients with any big news, advice on whether to lock in or not and try to set expectations on where variable rates future is heading when even considering choosing one.

If your current Mortgage Agent or bank doesn’t do the same or if your a Realtor and your current financing specialist(among all the other great services we provide to realtor partners) doesn’t do the same for your clients then maybe it’s time to just look into joining our result driven and customer service dedicated team. March 2023 was the first month the average residential sale price increased (2.2%) since March of 2022. The initial downturn was caused by the Bank of Canada's historically aggressive rate increases and quantitative tightening. But with the Bank of Canada stating it will pause the interest rate hikes to let the economy breathe and fixed rates actually starting to decrease in the last few months from their peak back in November... the average sale price increased for the first time in March after declining a historical 27% (during the great 2008 crash prices only fell 17%).

Now could March be a one off due to pent up demand and buyer's sitting on the sideline and there's really more decline to go before bottom... maybe. Will April be a smaller increase and the rebound could take years to recoup the 27% loss... maybe. But with Canada's housing supply crisis, record immigration numbers, demand is still high. After 2008 it only took the market a year to recover from the 17% fall. But even if we did hit bottom, I believe it will take longer than a year to recover the 27% loss.
