Some partnerships make sense on paper.

This one made sense in real life.

Lisa and I have very different strengths, very different experience, and very different parts of this business that we genuinely enjoy.

And I think that’s exactly why this works.

I added a few more letters after my name, but this one is really about being better prepared for the conversations I’m already having.

I’m now a Canadian Certified Reverse Mortgage Consultant (CCRMC).

For many Canadians, the mortgage conversation doesn’t end at retirement. It simply changes.

Sometimes it’s about staying in the home you love. Sometimes it’s about accessing equity without selling. Sometimes it’s helping aging parents understand their options. And sometimes it’s simply figuring out what makes the most sense for the next chapter.

Reverse mortgages can be a useful tool, but they’re not the right fit for everyone. Like any mortgage decision, they deserve a thoughtful conversation about the full picture, including the benefits, the costs, the alternatives and the long-term impact.

That’s why I pursued this certification.

Not because I want every client to choose a reverse mortgage, but because I want to be able to help people understand when it makes sense, when it doesn’t, and what other options may be worth considering.

Bank of Canada held the policy rate at 2.25% today. Seventh hold in a row.

What that actually means:

Prime doesn't move, so variable-rate mortgages and lines of credit stay where they are for now
Fixed rates take their cues from the bond market, not this announcement, so they can still drift on their own
Inflation came in at 3% in July, and the trade situation with the US is the wildcard everyone is watching

Economists are split on what comes next. Some see a hold through year end, a couple of the big banks are calling for increases.

Translation: nothing changed today, but the picture is still moving.

Most buyers are focused on the price of the home.

But sometimes, there’s something else worth asking about: the seller’s mortgage.

Some mortgages can be assumed, which means a qualified buyer may be able to take over the seller’s existing balance, terms and rate.

And if that rate was locked in a few years ago, the numbers could look very different than starting fresh with a new mortgage today.

It’s not available with every mortgage or every lender, and you still need to qualify and be approved.

But it’s a question worth asking before you assume your only option is a brand-new mortgage.

A $4,000 penalty sounds like a reason to stay put.

Until you run the rest of the numbers.

For these homeowners, breaking their mortgage early meant paying roughly $4,000 upfront. But after comparing the cost of staying with their current mortgage against a new strategy, they were projected to come out approximately $20,000 ahead over the remaining term.

That’s why I never look at the penalty in isolation.

Sometimes the more important question isn’t, “What will it cost me to break my mortgage?”

It’s, “What could it cost me if I don’t?”

Your bank has one shelf. A broker can shop the whole store.

People ask me all the time, “Why use a mortgage broker instead of just going to my bank?”

I think the better question is: **How many lenders are available to say yes to your situation?**

At your bank, the answer is one.

One lender. One rule book. One set of guidelines.

As a broker, I can look at different lenders with different guidelines and different ways of looking at things like self-employed income, separations, tighter qualifications, or situations that simply don’t fit neatly into one box.

Same person. Same mortgage. Different lender. Potentially a very different outcome.

And in many cases, the lender pays my fee, not you.

So it’s not really broker versus bank.

It’s about knowing whether you’re looking at one option or a much bigger picture.
