Big news for first-time home buyers šŸ‘‡
The federal government has introduced new legislation (Bill C-4) that removes GST on new homes, which could mean up to $50,000 in savings.

Here’s the simple breakdown:
• Buying your first home?
• Looking at a new build or pre-construction?
šŸ‘‰ You may pay no GST on homes priced up to $1M
šŸ‘‰ Partial savings apply from $1M–$1.5M

But there’s a catch (and it matters):
This only applies to new homes—not resale properties.
Why this matters:
This isn’t just a small rebate. It’s a major reduction in your upfront costs, which can make getting into the market a lot more realistic.

If you’ve been waiting on the sidelines, this could be the kind of shift that changes your numbers!

Canadian Inflation Update:
Inflation ticked up slightly in September, here’s what that means.
Canada’s Consumer Price Index (CPI) rose 2.4% year-over-year, up from 1.9% in August. The increase was mainly due to smaller declines in gas prices and modest growth in grocery and rent costs.
šŸ“ˆ Excluding gas, prices rose 2.6%, showing that overall price growth remains relatively stable.
šŸ›’ Food prices increased 4.0%, driven by fresh vegetables and sweets.
šŸ  Rent rose 4.8% nationwide, with Quebec seeing the largest increase.
While inflation came in a bit stronger than expected, the main driver was a base-year effect (last year’s unusually low gas prices). Overall, price growth remains moderate , a sign that the cost of living is stabilizing after several years of sharp swings.

Fixed or variable? It’s the question on every buyer’s mind right now.
With the Bank of Canada holding rates steady (for now), many are wondering if they should lock in or stay flexible.
A fixed rate gives you peace of mind, and your payments stay the same for the full term.
A variable rate could save you money if rates start to come down again… but you’ll need to be comfortable with potential changes to your payments or amortization.
There’s no one-size-fits-all. The right choice depends on your risk tolerance, timeline, and goals. Reach out to me anytime, I am happy to run the numbers before you decide
