Renewing your mortgage might feel like the easiest option, but what happens to all the other debt?
If you’re carrying credit cards or lines of credit, your renewal is a good time to look at the whole picture.
There may be an opportunity to lower your monthly payments, save money on interest and free up some cash flow.

I think waiting until the last minute to look at your mortgage options can be a HUGE mistake.

Your renewal is an opportunity to look at the whole picture, not just the interest rate.

Could restructuring your mortgage help clean up higher-interest debt? Improve monthly cash flow? Deal with tax arrears? Or is staying exactly where you are actually the best option?

You want to know that BEFORE your renewal deadline, not the day the paperwork is due.

If your mortgage is renewing in the next 4–6 months and you have other debt, start the conversation early.

A little insider tip that can make your home purchase so much smoother.
If you have any flexibility on your closing date, aim for the middle of the month. Lawyers are less stretched, title searches get more attention, and the whole process just flows better.
Small details like this can make a big difference on one of the biggest days of your life.

Did you know your mortgage payments are generally paid in arrears?

That means your payment today is paying for the previous payment period, not the one ahead.

For this video, I’m using monthly payments as the example, but the same concept applies if you make weekly or bi-weekly payments. The payment frequency changes, but you’re still paying for the period that has already passed.

It’s one of those mortgage facts that catches a lot of homeowners by surprise!

Variable vs. Fixed… I get asked this often.

The truth? There isn’t one “best” answer.

Some people sleep better knowing their payment stays the same. Others are comfortable with a variable rate because they like the bigger discount available today, knowing their rate can move up or down over time.

Neither option is right or wrong. It comes down to your comfort level, your budget, and what lets you sleep at night.

That’s why I never tell someone, “You should always choose fixed” or “Variable is always better.” Every family is different.
