This housing market has had more plot twists than a season finale. Between economic uncertainty, changing rates, and cautious buyers, this year has definitely kept the mortgage industry on its toes.

But I’m still here, still working hard, and still helping clients find a way forward. I’m incredibly grateful to have finished this past month in the top 20% of brokers at my brokerage.

In a challenging market, I’ll happily celebrate the wins, appreciate every client and referral, and keep doing what I love. Surviving, thriving, and only occasionally stress eating. πŸ˜‚

The Bank of Canada held its overnight rate at 2.25% today. The recovery is real, but so is the uncertainty.

Here is the quick breakdown:

πŸ”Ή Prime rate: 4.45% (unchanged)

πŸ“Š Fixed or variable? It's genuinely one of the most important decisions in your mortgage β€” and there's no universal right answer. Here's how I think about it with my clients.

πŸ”’ FIXED RATE
Your rate and payment are locked for the full term. Predictability. No surprises if the Bank of Canada moves.

Best for: Clients who want certainty, who are on a tighter budget, or who would genuinely lose sleep over a payment increase.

Watch for: Fixed rates typically start higher than variable. And breaking a fixed mortgage early can result in a very large Interest Rate Differential penalty β€” sometimes tens of thousands of dollars.

πŸ“ˆ VARIABLE RATE
Your rate moves with the Bank of Canada's prime rate. Currently, the BoC overnight rate is 2.25% and the prime rate is 4.45%, with some variable rates available around 3.45%.

Best for: Clients with cash flow flexibility who won't be rattled by potential payment adjustments. Historically, variable rate borrowers have saved money over full mortgage terms.

Watch for: Payments can increase if rates rise. Budget accordingly and make sure you can absorb a reasonable increase.

πŸ’‘ THE HONEST TAKE:
The right choice depends on your financial situation, your risk comfort, and your life plans β€” not on predicting where rates will go. That's speculation. I'd rather spend 20 minutes understanding your specific situation than give you a generic answer.

🏑 For most Canadians, the down payment feels like the biggest hurdle to homeownership. Here's something that surprises a lot of buyers: it doesn't have to come from one place.

In Canada, lenders can finance up to 95% of a property's value β€” meaning you need at least 5% down to qualify. If your down payment is under 20%, your mortgage must be insured through CMHC, Sagen, or Canada Guaranty.

HERE ARE ALL THE SOURCES YOU CAN DRAW FROM:

πŸ’° YOUR OWN SAVINGS
The most straightforward source. Lenders will ask for a 90-day history of the funds β€” and any large deposits outside of regular payroll need to be explained. This isn't bureaucracy, it's part of Canada's anti-money laundering rules.

🏠 PROCEEDS FROM THE SALE OF A PROPERTY
If you've recently sold another home, the proceeds can go directly toward your new purchase.

πŸ“‹ RRSP HOME BUYERS' PLAN
First-time buyers can withdraw up to $35,000 each β€” or $70,000 as a couple β€” from their RRSPs, tax-free, toward a down payment. The funds must be repaid over 15 years.

🏠 FIRST HOME SAVINGS ACCOUNT (FHSA)
A newer federal program allowing first-time buyers to save up to $40,000 in a tax-free account specifically for a home purchase. Contributions are tax-deductible and withdrawals for a qualifying home are tax-free.

🎁 GIFTED DOWN PAYMENT
A parent or immediate family member can gift you part or all of your down payment. The lender requires a signed gift letter confirming no repayment is expected, and proof the funds are in your account.

πŸ“Š BORROWED DOWN PAYMENT
In some cases β€” strong credit and sufficient income β€” you can borrow your down payment. The payments on those borrowed funds factor into your debt service ratios.

πŸ’‘ YOUR DOWN PAYMENT CAN BE A COMBINATION OF ANY OF THESE.
