MEET THE TEAM | Let's Talk Mortgages with Richelle Morgan 💜

For Richelle, one of the best parts of working in mortgages is seeing the excitement when a client’s homeownership plans finally become reality. 🏡

When she’s not helping clients, you’ll likely find her spending time with her family. And her local recommendation comes with an activity attached: give curling a try at the Royal Kingston Curling Club! 🥌

Apparently we may need to organize a KMS curling day. 😂

A little mortgage, a little local, and another look at the people behind KMS. 💜

It means so much to me when those who I have a personal relationship come to me for their mortgage. I am honoured they trust me with such an important part of their lives.

I also love that I get glimpses into how they are enjoying their home. The hammock in their back yard. The new kitchen renovation. The extra bedroom for their second kid. The home closer to family.

Their joy brings me joy.

To me, a mortgage is more than a single transaction and I’m thankful to continue the relationship past the closing date.

If it feels like your budget isn't going as far as it used to, you're not alone.

Many Canadians are experiencing what's being called "lifestyle shrinkflation." While incomes may be relatively unchanged, the cost of everyday living continues to stretch household budgets.

For anyone thinking about homeownership, that can affect more than just your monthly expenses.

It may mean taking longer to save for a down payment, looking at refinancing to improve monthly cash flow or preparing for a mortgage renewal with higher interest rates than you had before.

Everyone's situation is different, which is why there's no one-size-fits-all solution.

Whether you're buying your first home, refinancing, or getting ready for a renewal, understanding your options can help you make confident decisions that fit your financial goals.

The Bank of Canada is widely expected to hold its key interest rate at its next announcement tomorrow.

But that's not the whole story.

The conversation is beginning to shift from "Will rates change?" to "When might they change next?" Economists remain divided on when future rate increases could happen, as the Bank continues to balance inflation with signs of a strengthening economy.

What does that mean for you?

If you're buying, it's a reminder to focus on what you can comfortably afford and not try to perfectly time the market.

If your mortgage is coming up for renewal, it's worth reviewing your options before your renewal date arrives.

If you're thinking about refinancing, understanding what's available today can help you decide whether it makes sense for your financial goals.

No one knows exactly where rates will go next, but having a plan is always better than waiting for certainty.

Buying a home has never been about finding the perfect time.

And according to a recent RBC poll, 64% of Canadians believe you can never really know when the right time is.

That uncertainty is understandable.

Interest rates, home prices, inflation, and the economy all seem to pull buyers in different directions. But waiting for everything to feel "certain" could mean missing opportunities that fit your financial goals.

The better question isn't:

"Is now the perfect time?"

It's:

"Am I financially prepared when the right opportunity comes along?"

A solid mortgage strategy can give you clarity—even when the market doesn't.
