Pre-Qualification vs. Pre-Approval

When purchasing a home, the mortgage process can feel like learning a new language. Two terms you will hear are Pre-Qualification and Pre-Approval. While they sound similar, they are very different in regards to being ready to purchase a home.

Mortgage Pre-Qualification- an informal estimate of what you might be able to afford based on information you provide.
• The Process: You provide a summary of your income, debts, and assets.
• Verification: None. The lender takes your word for the numbers without reviewing documents.
• Credit Check: Often none, or only a "soft" inquiry that doesn't impact your score.
• The Result: A "ballpark" figure to help you set a budget. It is not a guarantee of a loan.

Mortgage Pre-Approval- a formal pre-approval where we can get a rate hold which is a conditional commitment from a lender to grant you a mortgage for a specific amount.
• The Process: A full application is filled out, consents are signed.
• Verification: High. You must provide the appropriate income documents, proof of down payment and any additional supporting documents. .
• Credit Check: A "hard" credit pull is required to confirm your creditworthiness.
• Rate Lock: Most pre-approvals include a rate guarantee (typically 120 days), protecting you from market fluctuations and guaranteeing your max purchase price.
• The Result: A formal letter that proves to Realtors and Sellers that you are a serious, qualified buyer.

As of Wednesday, January 28, the Bank of Canada kept its overnight interest rate unchanged. As a result, the prime lending rate will remain at 4.45% with most banks and financial institutions, meaning variable-rate mortgage and/or HELOC interest rates will be unchanged.
