Alberta only has 5% GST (no provincial HST portion).

There are 3 main GST-related housing rebates/programs that apply 👇

🏠 1. GST New Housing Rebate (standard program)

This is the core, long-standing rebate.
• Applies to:
• New homes from a builder
• Owner-built homes
• Substantial renovations
• Max rebate: up to $6,300
• Phases out and is not available above $450,000

👉 This is the “classic” GST rebate most people refer to.

🆕 2. First-Time Home Buyers’ GST Rebate (NEW federal program)

Introduced recently (2025–2026 timeframe).
• For first-time buyers only
• Covers:
• New builds or major renovations
• Can rebate:
• Up to 100% of GST (max $50,000)
• Applies to homes:
• Up to $1M fully eligible
• Phased out to $1.5M

👉 This is in addition to / replaces the old benefit in many cases and is much more generous.

🏢 3. GST New Residential Rental Property Rebate

For rental/investment properties, not personal homes.
• Applies if you:
• Buy or build a new rental property
• Recent change:
• Can be up to 100% GST rebate for qualifying purpose-built rentals

👉 This is mainly for landlords/developers, not typical homeowners.

Unlike Ontario or BC:
