🔑 Get pre-approved early. Knowing what you qualify for and what you're actually comfortable spending are two different things.

📍 Think beyond the house. The neighbourhood, commute, amenities and lifestyle fit can be just as important as the property itself.

🔎 Understand what you're buying. Inspections, land titles and proper due diligence can help uncover things you can't always see during a showing.

💰 Budget beyond the down payment. Legal fees, inspections, moving expenses, property tax adjustments and other costs can add up.
