Here's one I correct all the time:

When the Bank of Canada moves its rate, fixed rates don't automatically follow. Only variable rates react to BoC decisions.
Fixed rates actually follow the 5-year Government of Canada bond yield. If that yield moves, fixed rates can shift based on their movements.

On April 24, BoC held at 2.25%, keeping Prime at 4.45%. So nothing changes for either variable or fixed clients right now.

BoC did mention that rising oil and gas prices might influence future decisions, but nothing is set in stone.

Most people think your credit score or your income is what makes or breaks a mortgage approval. It's actually neither.

The number lenders look at the closest is how much of your income is already spoken for. Car payments, credit cards, lines of credit, student loans.
