The Bank of Canada held its policy rate this AM, and prime remains at 4.45%.

The move was based on 3 main factors:

1. Rising Inflation: High oil prices pushed headline inflation to 3%.
2. Trade Tariffs: New US and Canadian tariffs threaten to spike consumer costs.
3. Strong Growth: A 3.3% GDP rebound removed the immediate need for cuts.

Your mortgage isn't one size fits all, and it shouldn't be treated that way.

A bank can offer you their rates, on their terms. A licensed mortgage agent/broker can shop the market and build a mortgage around your life: 1, 2, 3, 5, or 7 year terms, structured to match your income, your goals, and your plans down the road.

That difference doesn't just matter today. It compounds. The right term now can mean more flexibility at renewal, less interest paid over time, and a mortgage that actually grows with you instead of one you're stuck renegotiating around.

Working with a broker means having someone in your corner for the life of your mortgage, not just the day you sign.

Let's build a mortgage that's customized to you. Reach out today!

Most people hear "mortgage broker" and think home purchase. But for entrepreneurs, business owners, and investors, our work often looks a little different.

We help clients navigate financing for:

✅ Retail, office, industrial, and mixed-use property purchases
✅ Refinancing commercial assets to unlock equity or improve cash flow
✅ Real estate-backed business expansion financing
✅ Apartment buildings and multi-unit residential (5+ units)
✅ Construction and development projects

Commercial deals aren't like residential ones. The structures are different, the lenders are different, and the qualifying criteria shift from deal to deal. That's exactly the kind of complexity an experienced broker is built to handle.

No two commercial scenarios look the same — so we don't treat them that way.

📩 Have a commercial deal in mind? Let's talk through what's possible.

Let's explore how refinancing can help bring your renovation vision to life!

🏡 The term of your mortgage is the specific length of time (e.g., 6 months, 1 year, 3 years, 5 years, or 10 years) that your current mortgage agreement, including your interest rate and conditions, is in effect.

It's not the full amortization period, but rather the period until you need to renew or renegotiate your mortgage!

You'll likely need multiple terms to repay your mortgage. If you pay the balance at the end of your term, you don't need to renew your mortgage.

Understanding your term helps you plan for future renewals and potential rate changes. Want to learn more? Let's chat!

🇨🇦 Canada’s Inflation Rate Rises to 3.0%
Canada’s inflation rate moved higher in July, rising to 3.0% from 2.8% in June.
So, what does this mean for mortgages? 🏡
While a jump in inflation isn’t necessarily the news borrowers were hoping for, there’s a little more to the story. A significant part of the increase was driven by higher gasoline prices, while underlying measures of inflation remained much more stable.
For the Bank of Canada, this means inflation — and particularly whether these price pressures start spreading to other areas of the economy — will continue to be closely watched.
📅 The next Bank of Canada rate announcement is September 2.
If you have a mortgage coming up for renewal, are considering buying, or are wondering whether fixed or variable makes sense in the current market, this is a good time to review your options.
📲 Reach out anytime — I’m happy to take a look at your situation and help you understand what these numbers could mean for your mortgage.
