"Rent is throwing money away" is the most repeated line in real estate, and it's only true SOMETIMES. Rent buys you a roof, flexibility, and zero repair bills. That's not nothing.
When renting actually wins: you might move within a couple years (closing costs eat short timelines alive), your down payment would drain every dollar of safety net, or the monthly gap between your rent and owning the same place is huge and you're investing the difference.
When buying wins: you're staying put 5+ years, you've got the down payment WITH cushion left over, and you're tired of your landlord's renoviction dreams. Equity starts compounding and suddenly the math flips hard.
