Most people I sit down with aren't worried about their mortgage. They're worried about everything else.

The credit card that crept up. The line of credit from the reno. The car loan with three years left. Individually, manageable. Together? Exhausting.

If you own your home, you may have more options than you think, and knowing what they are costs you nothing.

Buying a home in Canada isn’t just about saving up that minimum 5% or 20% down payment. It’s about choosing a mortgage and amortization strategy that fits comfortably into your monthly cash flow.

The goal? Getting your keys without becoming "house poor" or feeling the squeeze when interest rates fluctuate. 🏡

Plan for the home you want and the financial flexibility you want to keep.

Best seats in the house: next to my favourite daughter, watching my favourite team stress me out. ⚾💙

September baseball is undefeated, warm night, cold drink, and that eternal Jays-fan optimism that THIS is the year. (Don't fact-check my track record on that statement.)

People ask why the game posts on a mortgage page. Easy: this is what it's all for. The house is just where you keep the people you take to the ballgame.

A mortgage guy is about to defend renting. Screenshot this, it won't happen twice. 😄

"Rent is throwing money away" is the most repeated line in real estate, and it's only true SOMETIMES. Rent buys you a roof, flexibility, and zero repair bills. That's not nothing.

When renting actually wins: you might move within a couple years (closing costs eat short timelines alive), your down payment would drain every dollar of safety net, or the monthly gap between your rent and owning the same place is huge and you're investing the difference.

When buying wins: you're staying put 5+ years, you've got the down payment WITH cushion left over, and you're tired of your landlord's renoviction dreams. Equity starts compounding and suddenly the math flips hard.

The honest answer: it's not a slogan, it's a spreadsheet. Your timeline, your numbers, your life.

Want me to run YOUR rent-vs-buy math? No pitch, no pressure, sometimes my honest answer is "keep renting, here's your savings target."

Morning coffee hits different in your own kitchen. ☕

There’s something special about having a space that feels completely yours. Your favourite mug, your own routine, and a kitchen that starts to feel like home.

Sometimes, it’s the little everyday moments that make the idea of homeownership worth it.

The official kit. Never leave home without it. 🔑

🧮 Calculator: For the "okay but what would my payment actually be" moments (my favourite question)

📱 Phone: For answering emails from the dealership floor, the couch, and one time, a Jays game (we were losing anyway)

💻 Laptop: Where the lender-shopping magic happens

📊 Spreadsheets: Because "trust me" isn't a mortgage plan; the numbers do the talking

☕ Coffee: Self-explanatory. Renewal season runs on it.

Missing from the keychain: a tennis ball (Ellie's addition) and the world's largest supply of patience for bank hold music. 🎾

📍 Burlington market check — fall market edition. 🍂

Average sold price: $1.03M
Average time on market: 35 days
New listings: 628

Why September matters: the fall market is real. Listings pick up after Labour Day, serious buyers come back from the cottage, and things move quicker through October.

🏠 Buying this fall? Get pre-approved NOW, not after you fall in love with a house.

🔑 Renewing? Rate holds last up to 120 days. September planning beats December panic.

💰 Own outright? Fall is when families start the "helping the kids buy" conversations. I can help with that math.

The Bank of Canada has held its policy rate at 2.25%, with inflation still around 3% and economic uncertainty remaining high.

So what does that mean for you? Variable-rate mortgage holders won’t see a rate change from today’s decision, while buyers and homeowners can continue planning with the current rate environment in mind.

Bank of Canada Rate Update 📣

The Bank of Canada is holding its key rate steady at 2.25%, keeping the prime rate at 4.45%, the seventh hold in a row.

Inflation is still sitting near 3% thanks to high gas prices, but the economy is looking stronger overall, so the Bank is holding off on any changes for now.

For homeowners, buyers, and anyone up for renewal, that means continued stability and a good chance to plan ahead. Thinking about buying, renewing, or refinancing? I'm here to help, no question is too big or too small.
