Here are a few components that lenders look for in a mortgage application:

👉 Credit Score

Aim for 680 or above for the best rates. Even higher scores won’t guarantee extra benefits, but they do show you’re a reliable borrower.

👉 Income Verification

Depending on your type of employment, you may be asked for a few documents, such as a letter of employment, pay stubs, tax returns (T4s), and assessments.

👉 Down Payment

Lenders want to see 90 days of bank statements showing the source of your down payment. This doesn’t apply to gifted funds, which have separate requirements.
