What if your current income doesn’t reflect what you’ll earn as a physician? 🩺🏠
That’s exactly what we helped a Family Medicine resident navigate.
While they were still completing residency, their current income was much lower than their expected income as a practicing physician.
The good news? Certain mortgage programs allow eligible medical residents and fellows to qualify using projected future income.
For example, a Family Medicine resident in their final year may qualify using $225,000 of projected income, subject to lender requirements.
We simply need to confirm things like:
• Your residency/fellowship
• Your medical specialty
• Your current year of enrollment
From there, we can determine what mortgage options may be available based on your career path.
So if you’re a medical student, resident, fellow or newly practicing physician, don’t assume your current income tells the whole story.
Your future earning potential may matter too.

Projected income is an estimate and may change. Actual income may vary. All applications remain subject to applicable lender and insurer guidelines.
