Morning coffee hits different in your own kitchen. ☕

There’s something special about having a space that feels completely yours. Your favourite mug, your own routine, and a kitchen that starts to feel like home.

Sometimes, it’s the little everyday moments that make the idea of homeownership worth it.

No change from the Bank of Canada doesn’t mean there’s nothing to think about when it comes to your mortgage.

A lot can change even when the policy rate doesn’t. Maybe your renewal is getting closer, your financial goals have shifted, you’re thinking about refinancing, or buying a home is starting to feel more real. Whatever is happening next, your mortgage should still make sense for where you are today.

I can help you look beyond the latest rate announcement, review your mortgage options, and figure out what fits your plans now and down the road.

Curious what today’s mortgage landscape means for you? Message me and let’s talk.

The Bank of Canada has held its policy rate at 2.25%, with inflation still around 3% and economic uncertainty remaining high.

So what does that mean for you? Variable-rate mortgage holders won’t see a rate change from today’s decision, while buyers and homeowners can continue planning with the current rate environment in mind.

No cut. No hike. Another hold.

The Bank of Canada has maintained its 2.25% policy rate, marking the seventh consecutive hold. For anyone buying a home or approaching a mortgage renewal, the decision offers another reason to take a closer look at current financing options.

Message me to see how today’s rate decision fits into your mortgage plans.

A lot can change during a mortgage term, and what worked for you a few years ago may not be the best fit today.

Your home can be more than just a place to live. Over time, as you pay down your mortgage and your home’s value changes, you may build significant equity.

That equity can become an important part of your overall financial picture, whether you’re thinking about your next home, renovations, consolidating debt, or other major financial goals.

The key is knowing what equity you have and understanding how it can fit into your bigger plan.

A new job can be an exciting move - but making an employment change before a mortgage closes can affect financing.

Lenders may verify employment, income and other financial details again before finalizing a mortgage. A change in employer, income structure, hours, probationary status or employment type could mean the application needs to be reassessed or additional documentation is required.

That doesn’t necessarily mean the mortgage can’t move forward. It means the change should be discussed with a mortgage broker as early as possible.

I can help clients understand how an employment change may affect their application, communicate with the lender, review documentation requirements and explore alternative solutions when needed.

Considering a job change while a mortgage is in progress? Message or give me a call before making the move and get guidance on the best way forward.

Being your own boss comes with great perks, but getting a mortgage requires a different game plan.

Lenders review self-employed income differently than a standard T4 salary. Because tax write-offs often lower your reported net income, traditional pay stubs do not tell the full story. That is why complete documentation, like two years of Notices of Assessment, T1 Generals, and business account statements, is critical to proving your true qualifying power.

Having organized records and the right presentation strategy makes all the difference in securing an approval.

Fixed or variable? There isn’t one rate type that’s right for every homeowner.

A fixed mortgage can offer greater payment predictability, while a variable mortgage may provide different flexibility and rate opportunities. The better fit depends on budget, goals, risk tolerance and plans for the years ahead.

Renewal approaching? Message me today to compare fixed and variable options before making the next move.
