💼"Behind the Desk" with Michele Hall

Last week behind the desk was a great reminder of how even the smallest details can have a big impact on your mortgage journey.

Did you know?
Something as simple as a change in postal code, employment change prior to closing, a large purchase such as a truck for over 100k financed or large furniture purchase prior to closing are ALL considered a material change in a lender’s eyes. These changes CAN and WILL affect your approval prior to closing.

Why does that matter?
Lenders rely heavily on precise, up-to-date information. Even small changes can trigger a re-evaluation, additional conditions, or delays — even when everything else stays the same.

It’s a perfect example of why communication is key throughout the process. Keeping your mortgage professional in the loop on any changes — big or small — helps avoid delays and keeps everything moving smoothly.

🚨 In the News: Private Mortgages & Rising Risk

With today’s tighter lending rules, more homeowners are turning to private mortgages as a short-term solution.

But here’s what we’re starting to see… 👇

📉 Some borrowers are hitting renewal owing more than their home is worth (over 100% loan-to-value).

Why?
▪️ Higher interest rates
▪️ Interest-only payments (no balance reduction)
▪️ Softening property values

⚠️ At renewal, this can mean:
❌ No options with traditional lenders
❌ Higher costs to stay in a private mortgage
❌ Limited ways out

💡 This is why an EXIT STRATEGY is everything.

Private mortgages should be a bridge—not a long-term plan.

Before going this route, you need a clear plan to:
✔️ Improve your financial position
✔️ Refinance back to a traditional lender
✔️ Or sell, if needed
✔️ Will the private investor continue to renew the mortgage even in a negative equity position?

…AND ALWAYS have a discussion up front asking the question, what happens if the value of my property drops prior to renewal?

🏡 Collateral Charge Mortgages — What You Should Know

A collateral charge mortgage is different from a standard mortgage because it’s registered for more than what you borrow — sometimes up to 125% of your home’s value. This gives you the ability to access extra funds later without refinancing or paying new legal fees.

💡 Why some people choose it:
▪ Access home equity easily for renovations or debt consolidation
▪ Readvanceable: as you pay down your mortgage, more borrowing power can become available

⚠️ Things to watch out for:
▪ Harder and more expensive to switch lenders
▪ Can limit your options at renewal
▪ Not all lenders accept assignment of a collateral mortgage

🔍 Bottom line: Collateral charge mortgages are great if you plan to borrow more from the same lender over time. But if you value flexibility to switch lenders or compare rates later, a standard charge mortgage may make more sense.
