💰 Look at payment solutions — Consolidating other monthly debts may help free up cash flow for your mortgage.

🏠 Consider renting your home and move to a smaller apartment until your finances improve — If appropriate, the rental income should be enough to cover your Mortgage and Property Taxes each month. Make sure you understand the mortgage, insurance, tax and legal implications first.

⬇️ Reduce Your Debt & Monthly Payments — In some situations, reducing your current living expenses may help you keep the home until your financial position improves for example, consolidation of all credit and unsecured debt into one small payment. There are options for everybody.

❤️ Protect your credit. Often your Mortgage Agent can assist in communicating with the Lenders to work out payment options. Everybody struggles sometimes. Having a good Mortgage Agent on your side can help.

The goal? Keep your home if it makes financial sense and you can make a plan to get back on track.

The mortgage world comes with a lot of new words and abbreviations. Here are some common terms explained in simple terms:

💰 Qualifying Rate (Stress Test MQR)
The interest rate used to determine if you can afford your mortgage payments if rates increase in the future.

🏡 Amortization
The total length of time it takes to pay off your mortgage in full. (Example: 25 or 30 years)

📅 Term
The length of time your mortgage agreement is in place before you renew, refinance, or renegotiate. (Example: 5-year term)

🔒 Fixed Rate Mortgage
Your interest rate stays the same for the entire mortgage term, giving you predictable payments.

📈 Variable Rate Mortgage
Your interest rate can change based on changes to your lender’s prime rate.

📊 GDS (Gross Debt Service Ratio)
The percentage of your gross income used toward housing costs, including mortgage payments, property taxes, heating, and condo fees (if applicable).

📊 TDS (Total Debt Service Ratio)
The percentage of your gross income used toward housing costs plus other debts, such as car loans, credit cards, and lines of credit.

🚨 STOP! Know the RED FLAGS When Applying for a Mortgage…could it be Mortgage Fraud?

A recent case saw a B.C. mortgage broker fined $80,000 and permanently barred from the industry after submitting falsified mortgage applications.

If it seems too good to be true, it IS! There are ramifications when you alter your mortgage documents.

Mortgage fraud doesn't just affect one transaction. It impacts:

🏦 Lenders, who rely on accurate information to make lending decisions.

🏡 The housing market, by undermining trust in the mortgage process.

👥 Future borrowers, as increased fraud often leads to tighter lending guidelines for everyone.

DID YOU KNOW? 35% of your credit score is made up of payment history, meaning paying your bills on time!

Credit is about A LOT MORE than just a number. What else makes up your credit score you ask?

✔️ 30% Credit Utilization – Keeping balances below 30% of your credit limit on each account.
✔️ 15% Length of Credit History – The longer, the better.
✔️ 10% Credit Inquiries – A small piece of the puzzle.
✔️ 10% Credit Mix – A healthy variety of credit accounts.

💡 Another interesting fact: Bankruptcy and Consumer Proposals are viewed very similarly by most lenders. In both cases, you'll typically need at least 2 years of re-established credit (eg: credit card from a major bank and a loan exceeding $5,000 with good repayment histories) after your discharge or completion before qualifying for many mortgage options.

NOTE: A secured credit card may not be considered re-established history.
Understanding how credit really works can put you in a much stronger position when it's time to buy, refinance, or renew your mortgage.
