The property market is changing.

Lower-priced homes are holding up strongly, while higher-end properties are starting to feel pressure.

At the same time, interest rates are rising again and tax changes are back on the agenda.

It’s a complex environment but understanding what’s happening can make a big difference to your property & finance decisions.

We’ve broken it all down in our April update.

First home buyer? This one's for you. 🏡

We just dropped Episode 6 of The Experts with Black & White Finance, and it's all about the mistakes we see first home buyers make + the easy wins most people completely miss.

Sitting down with Michael Archdall and John Lee (two of the sharpest mortgage brokers) to go deep on:

→ The most common mistakes that cost buyers their dream home
→ The easiest wins to take advantage of
→ The most common questions we are asked each week here by first home buyers
→ What lenders REALLY look at
→ The things thing we wish every first home buyer knew before they started

If you're thinking about buying or you know someone who is, perhaps share this with them. Could genuinely save them thousands (and a lot of stress).

Things feel expensive right now. And with everything going on, a lot of people are being more cautious with big financial decisions.

At the same time, regarding property, we’re hearing more people say it’s starting to feel like a buyer’s market…
and they want to understand what’s possible.

This isn’t about rushing into anything.
But if you already own a property, have built some equity, and are in a position where you can afford it, it might be worth understanding how that equity could potentially be used as a deposit for another property.
Not for everyone of course.
But for some, it’s the next step.

🎥 We’ve kept this one simple

Business owners hear this all the time:

“You won’t get a home loan because your company has debt.”

That’s not always true.

Some lenders will exclude company debt completely when assessing your borrowing power.

If you run a business and want to buy property, refinance or build, this is something you should know.

Your HECS debt can be daunting… but it’s not the deal-breaker people think.

You don’t need to pay it off to buy a property.
And depending on your situation, some banks assess it more favourably than others.

The difference isn’t the debt — it’s how the numbers are run.

Reach out and we’ll break it down properly.

Your mortgage broker shouldn’t ghost you.

If your loan was set up once and then ignored for years, that’s a problem.

Rates change. Policies change.

Your mortgage should keep up — not coast along. And your mortgage broker should be updating you frequently with updates so you can stay well informed with what
is happening to all things finance + property.

Don’t let your biggest financial commitment get forgotten.
