At its meeting today, the Board decided to leave the cash rate target unchanged at 4.10 per cent and the interest rate paid on Exchange Settlement balances unchanged at 4.00 per cent.

Refinance approval of the week.

New clients referred to me from local Accountant. Clients were looking to consolidate personal debt and have cash out for home improvements but existing lender had turned them down. One applicant in a Covid-19 affected role in the travel industry. Second applicant self employed.

Existing set up:-

❎ Existing Home Loan on interest only repayments

❎ Variable interest only rate of 3.97% with one of the majors. Annual fee of $395.

❎ 4 credit cards totalling $52k in limits fully drawn

❎ Minimum monthly repayments on Home Loan $2,150 at interest only

❎ Minimum monthly repayments on credit card limits of $1,150

❎ Total minimum monthly repayments of $3,300

Solution

❎ Refinance existing Home Loan with a new Variable Principal and Interest loan at 2.44%.

❎ no annual or monthly fees

❎ all credit cards paid out in full and $48k worth of limits cancelled.

❎ $55k cash out to help with renovations to their home

❎ New monthly repayments of $2,979

❎ A monthly saving of $321 and clients are now paying off their loan with Principal and Interest repayments.
