The Property Advice Most People Learn Too Late.
Over the past 44 years in real estate, I’ve watched markets boom, bust, recover, and boom again.
I’ve seen people build extraordinary wealth through property.
I’ve also seen people make costly mistakes that could have been avoided.
If I could share just five lessons with every investor, first-home buyer, and family looking to secure their future, these would be them.
1. Buy Location First. Property Second.
The right location can forgive many property flaws.
The wrong location rarely does.
Look for strong infrastructure, transport, schools, employment hubs, shopping centres, and lifestyle appeal. Great locations attract quality tenants and tend to outperform over time.
2. Property Is a Marathon, Not a Sprint.
The people who create real wealth through property don’t chase quick wins.
They buy quality assets and give them time.
Patience has created more property millionaires than timing ever has.
3. Don’t Wait For The Perfect Time.
The perfect property cycle only exists in hindsight.
The investors who succeed are usually the ones who take action when others hesitate.
Good property. Good location. Good strategy.
That’s what matters.
4. Protect Yourself.
Have buffers.
Plan for interest rate changes.
Make decisions based on facts, not emotion.
Property should help you sleep better at night, not keep you awake.
5. Build The Right Team.
Nobody succeeds alone.
The right mortgage broker, accountant, financial planner, property manager, and advisor can save you years of mistakes and potentially hundreds of thousands of dollars.

After more than four decades in real estate, one thing has never changed:
Property remains one of the most powerful vehicles for creating long-term wealth and financial freedom.
