From 1 July 2027, negative gearing for many established residential properties acquired after 12 May 2026 will be restricted, while commercial property remains under the existing negative gearing arrangements.

There are also new restrictions on future SMSF limited recourse borrowing for residential property, creating a major shift in the conversation around how investors may structure future property investments. Existing arrangements are generally unaffected.
