With living costs rising, it’s worth checking whether your home loan still suits your budget.

Annual inflation rose to 4.3% in September, up from 4.0% in August.

This means prices are rising faster overall, putting more pressure on household budgets. It could also influence the RBA’s next rate decision on 3 November. A rate rise remains possible but isn’t certain.

Property hunting has its share of frightening characters.

The competing bidder. The fast-talking auctioneer. And the unconditional contract signed before the buyer understood their finance position.

When buying at auction, there’s generally no cooling-off period, and the sale usually isn’t subject to finance, valuation or building and pest inspections.

Before placing your bid:
• Understand your borrowing position.
• Set a firm maximum price.
• Have your solicitor or conveyancer review the contract.
• Arrange relevant property inspections.
• Check any conditions still attached to your loan approval.

The ghost in the hallway may not be real. The contract definitely is.

Compare the repayments, loan term and total cost, including fees.

We can help you work through those trade-offs so you understand what changes now and what it could mean later. Let’s run the numbers before you decide!

Same car. Different ways to finance it.

A novated lease involves salary packaging through your employer, with potential tax benefits and fees to consider.

A standard car loan generally uses post-tax repayments, with rates and fees varying by lender.

The right fit depends on your circumstances. Compare the total costs and seek tax advice on any potential benefits.

We are mortgage brokers, we can help you explore your car finance options.

Your savings could do more than sit in your account. With a linked 100% offset account, your balance reduces the amount of your home loan charged interest.

On an $850,000 home loan at 6% p.a., keeping $30,000 in the offset could mean approximately $1,800 less interest a year before fees.*

Your money stays accessible but taking it out reduces the benefit. Any extra fees or higher loan rate also need to be weighed up.

We’re mortgage brokers, and we can help you work out if an offset adds up for you. Let’s chat!

More models, competitive pricing and potential running-cost savings are adding to the appeal.

According to the Australian Government, EVs can offer up to 70% savings on equivalent fuel costs when reliably charging at home, and around 40% on servicing compared to petrol or diesel vehicles.*

Australia’s national Home Value Index fell 1.1% in September, marking the sixth straight month of declines. Every capital city except Darwin recorded a fall.

So what could this mean for you?
• Buyers: Softer prices and less competition may mean more choice and negotiating power, although borrowing capacity remains under pressure.
• Homeowners: Falling values may impact your equity and refinancing options.
• Investors: Lower prices may create opportunities, but higher rates, holding costs and cash flow still need careful consideration.
