National home values just posted their steepest monthly fall since December 2022!!!

Down 0.7% in July, led by Sydney (-1.4%) and Melbourne (-1.2%). The pullback is broadening too, with Brisbane and Adelaide now in the red.

Premium properties are taking the biggest hit, down 3.2% over the past three months, while entry-level homes are holding steady.

WEEKEND AUCTION RESULTS — to Saturday 1 August 2026

Melbourne climbed to 62.4% (from 58.3%), its strongest clearance rate since April. Brisbane also improved, more than doubling to 34.1% from 16.6%, though it remains the softest of the five capitals.

Canberra fell sharply to 43.7% (from 59.9%), off a small pool of just 57 auctions. Sydney eased to 55.2%, while Adelaide held roughly steady at 46.7%.

The year-on-year comparison is the clearest signal every capital was clearing above 55% this time last year, several above 70%. Buyers currently have more choice and negotiating power; sellers need to be realistic on price.

Every capital city is now in the red - Perth was the last holdout, dipping 0.1% this week to join Sydney, Melbourne, Brisbane and Adelaide in decline.

Nationally, values are down 0.8% for the month, led by Sydney (-1.3%) and Melbourne (-2.2%).

What started as a Sydney/Melbourne story has now spread nationwide.
