🏡 That home you missed? It’s back on the market.

Before you get excited, ask the question most buyers skip: why did the last sale fall through? 👇

The answer might be nothing at all. A previous buyer’s finance fell over. Their circumstances changed. Or it might be something worth investigating before you put in your own offer.

📊 The data: Cotality reports Australian homes took a median of 41 days to sell in the three months to September 2026, up from 26 days a year earlier.
⚠️ Slower selling does NOT prove more sales are failing. What matters is what happened with that property.

Before you make an offer on a second-chance home:

✅ Ask the agent why the previous sale didn’t proceed
✅ Check building and pest, title and contract details yourself
✅ Don’t assume the reason applies to you, or that it doesn’t

Second chances are only an opportunity when you know the full story. 🔍

🚨 RBA RATE DECISION: Cash rate rises to 4.85%.

The Reserve Bank lifted the cash rate by 0.25 percentage points today.

Here are the facts. 👇
📌 It’s the fifth-rate rise of 2026.
📌 It’s the highest cash rate since 2008.
📌 The Board vote was split. Six members voted to raise. Three voted to hold.
📌 The RBA says the economy is slowing. It also notes that housing prices have fallen and unemployment has risen.

🏠 What it means for buyers:
Before today’s rise, Cotality estimated that this year’s four hikes had cut a median-income household’s borrowing capacity by about $90,000 (9%).

Today’s rise adds to that pressure.

Borrowing power is not the same for everyone. It depends on your income, debts, deposit and lender.

✅ Get a fresh pre-approval before you bid.
✅ Test your budget at higher rates.
✅ Don’t rely on old numbers.

Rates are one part of the picture. Smart buyers also look at the data for their specific suburb and property. 🔍

Australia’s property market is still softening. 📉

Spring normally lifts buyer confidence. So far, it hasn’t.

Here’s where things stand as of 26 October 2026:

🏠 Capital city values are down 1.2% in the past month.
🏠 They’re 3.2% lower than a year ago.
🏠 Sydney is down 8.3% over the year.
🏠 Melbourne is down 7.1%.

Auctions tell the same story.

✅ National clearance rate: 43.4%
✅ Same time last year: 67.2%

Prices are falling. Homes are taking longer to sell. Buyers have more negotiating power.

That doesn’t mean “buy anything.” It means “buy carefully.”

Strong research matters more in a softer market. So does choosing the right location and property type.

I’ve shared my full weekly analysis, with charts, in the comments. 👇
What are you seeing in your local market?

🏡 Brand new. Off market. 5-7% below market value.

Thinking about buying in Castle Hill or Gosford? This could be your opportunity.

Here's how it works:

✅ Secure your apartment with a 5% deposit
✅ Buy 5-7% below current market value
✅ Completion in 30-36 months
✅ Potential built-in equity at settlement

That gives you time to save, plan and prepare while your new home is being built.

These apartments are off market. You won't find them on the major property portals.

At Ausfin Property, we help Australians buy smarter with data-driven advice.

Australians haven’t given up on property. They’re waiting. ⏳

Westpac’s latest Home Ownership Report (Lonergan Research, September 2026) describes a market on pause:

• 41% say it’s a bad time to buy
• 47% say it’s a bad time to sell
• 81% still see property as the best way to build wealth

Affordability is the biggest factor shaping decisions (40%), ahead of interest rate uncertainty (32%) and falling prices (30%).

With the cash rate at 4.6% and the RBA’s next decision due on 3 November, it’s easy to see why confidence is low.

The takeaway: demand hasn’t disappeared, it’s being deferred. Buyers who prepare now, with a clear budget, finance ready and a defined strategy, are better placed when conditions shift.

What’s holding you back: price, rates or supply? 👇

New home sales have taken a sharp hit, and it matters whether you’re buying, investing or renting. 🏗️

Two of Australia’s biggest developers have reported their September 2026 quarter results:

📉 Mirvac: 429 homes sold, down from 619 a year earlier
📉 Stockland: 1,506 net residential lot sales, down from 2,117

That’s a fall of roughly 30% at both.

What’s behind it? The Real Estate Institute of Queensland points to rising interest rates, reduced borrowing capacity and unexpected property tax changes.

The wider data backs it up. ABS figures show new dwelling loan commitments fell 5.4% nationally in the June quarter. Investor loans dropped 8.6%, and Queensland investor loans dropped 10.1%. The RBA lifted the cash rate to 4.6% in September, with its next decision due on 3 November.

Why it matters: fewer new homes sold means fewer homes built. The REIQ warns that weaker demand today could become a housing shortage tomorrow, pushing up costs for buyers and renters alike.

For buyers and investors, a cooling market can bring more negotiating room, but a tighter supply pipeline down the track. The decision comes down to strategy, not just timing.

📈 ANOTHER INTEREST RATE RISE ON THE WAY?

Australia’s latest inflation figures have put interest rates back in the spotlight! 🇦🇺

The September numbers show that inflation is moving in the wrong direction, raising concerns about the Reserve Bank of Australia’s next decision.

📊 Here’s what the latest figures reveal:
🔹 Headline inflation rose to 4.3%, up from 4.0% in August.
🔹 Underlying inflation, measured by the trimmed mean, reached 3.6%.
🔹 Both figures remain above the RBA’s target range of 2–3%.

As a result, Australia’s major banks have revised their interest rate forecasts, with expectations of another 0.25 percentage point increase gaining momentum.

🏡 What could this mean for property buyers and investors?
A further rate rise could mean:

✅ Higher mortgage repayments.
✅ Reduced borrowing capacity for homebuyers.
✅ Greater pressure on household budgets.
✅ Increased borrowing costs for property investors.
💡 What should you do?

Rather than relying on interest rate predictions, focus on what you can control. Review your borrowing capacity, maintain a financial buffer and ensure your property decisions support your long-term goals.

At Ausfin Property, we believe that informed decisions, careful research and a clear acquisition strategy are essential when buying property.

📊 Inflation just jumped, and the RBA’s next move is back in focus.

The ABS says monthly inflation rose to 0.8% in September, taking annual inflation to 4.3%, up from 4.0% in August.

What stood out:

🏠 Housing was the biggest contributor to annual inflation, up 5.2%
⛽ Transport was second, up 8.7%, driven by higher fuel prices
📈 Underlying inflation (trimmed mean) lifted to 3.6%, still above the RBA’s 2-3% target band

Markets now see a strong chance of a rate rise at the RBA’s 2-3 November meeting.

What it could mean for property buyers and investors:

✅ Stress-test your borrowing capacity against higher repayments
✅ Focus on quality assets that hold up through the cycle
✅ Look at your cash flow, not just the purchase price
✅ Talk to your broker before the next decision lands

Rate cycles come and go, but data-driven decisions last. Are you adjusting your buying plans of the RBA meeting?
