There has been a lot of noise around the Federal Budget changes to Capital Gains Tax (CGT), especially for property investors and everyday Australians trying to build wealth.

But before jumping to conclusions, letโ€™s break down what is actually changing.

From 1 July 2027, the current 50% CGT discount will be replaced with a new system based on:
โ€ข Cost base indexation
โ€ข A 30% minimum tax on real capital gains

๐Ÿ“Œ So what is changing?

Currently, if you hold an asset for more than 12 months, you may receive a 50% discount on the capital gain when you sell.

Under the proposed changes, instead of receiving a flat 50% discount, your assetโ€™s cost base will be indexed for inflation. This means only the โ€œreal gainโ€ above inflation may be taxed.

๐Ÿ“Œ A very important point many people are missing:

The Government is not removing CGT completely, nor are they taxing your entire sale price.

Only the capital gain is assessed, and under the new proposal, inflation adjustments will now become part of the calculation again, similar to the pre 1999 system.

There will also be a new minimum 30% tax applied to real capital gains from 1 July 2027.

๐Ÿ“Œ Transitional rules are also important:

โ€ข If you already own an asset before 1 July 2027, the current 50% CGT discount can still apply to the gains built up before that date.

โ€ข Only future gains after 1 July 2027 will move into the new indexed system.

โ€ข Investors may be able to obtain a valuation as at 1 July 2027 to separate old gains from future gains.

๐Ÿ“Œ One major exception:
New residential builds may continue receiving special treatment.

Investors purchasing new builds may have the option of choosing:
โ€ข The current 50% CGT discount, OR
โ€ข The new indexation and minimum tax system

This appears aimed at encouraging construction and increasing housing supply.

The biggest takeaway here is this:

Australiaโ€™s investment landscape is changing. Property investing is still possible, wealth creation is still possible, but strategy, structure, and long term planning will matter more than ever.

The Australian Government has announced significant changes to negative gearing rules that could reshape future property investment strategies.

๐Ÿ“… From 1 July 2027, negative gearing concessions for residential property will be limited to NEW BUILDS only.

โœ… Existing investors are protected
If you already own a property, or signed a contract before 7:30pm (AEST) on 12 May 2026, you are exempt from these changes until you sell the property.

You can still negatively gear during this transition period, however deductions will no longer apply in future years after the new rules commence.

โœ… New builds become more attractive
Only newly constructed residential properties will continue to allow rental losses to be deducted against other income.

This means the benefit is shifting from a same-year tax deduction to a future-year tax deduction.
