The property buying landscape in Australia has shifted after Tuesday’s 2026 Budget release.

We have been interpreting the new updates this week and revising our buying strategies moving forward. Change can also bring opportunity!

Main changes:

- Negative gearing restricted to new builds only from 1 July 2027 for properties purchased after Budget night (12 May 2026). Existing investments are grandfathered.

- 50% Capital Gains Tax discount effectively scrapped and replaced with inflation/cost-base indexation plus a proposed 30% minimum tax on capital gains from July 2027.

Initial thoughts:

- Home buyers are unaffected. Strong demand from this sector will continue. Investor demand will change.

- New builds will attract a lot of investor attention but asset selection is critical due to developer premiums and oversupply.

- Long term buy and holds are less affected as CGT indexation will still provide CGT discounts (10yr+ hold).

- Preferred buying structure may change as it becomes more interesting to purchase under a company.

- SMSF buying is highly interesting as these structures are unaffected - we buy many properties in SMSF structure for clients already.

- Higher yields and commercial property are interesting as they don’t lose as much from new negative gearing rules.

- Make sure to review your borrowing capacity as banks are already taking the changes into account.

The one that got away!

We don’t secure every property we offer on. Sometimes we find the perfect house that ticks all the boxes for our client, but we are unsuccessful in the bidding or offer process.

This is the reality of property purchasing. If we secured every property we offered on, we would certainly be paying above market value on average - this is not what we want!

In a quiet pocket Everton Hills, with 4 beds 2 baths in immaculate condition, this property was a strong candidate. Other buyers saw the value too and it was a competitive multiple offer situation. With our best and final offer of $1,376,000 we came in 2nd place but not to worry, we are only 2 weeks into the search and we are already straight back into shortlisting potential properties to inspect this week!
