Gift or loan. The difference sounds like paperwork. It is not.

FAQ: What is a first home buyer?

It is not just someone buying their first home. The term refers to people who qualify for the federal and state government schemes built to help first-timers access grants, stamp duty concessions and partial guarantees.

Eligibility changes by state, territory and scheme, but most come back to four things. Are you 18 or over? Are you an Australian citizen or permanent resident? Have you owned property in Australia before? Will you live in the property?

Timing matters too. Many schemes need you to apply when you secure finance or within 12 months of settlement.
