Did you receive a pay raise this financial year? You may be in a stronger position than you realise 🏡

A falling market is not bad news for everyone 🏡

With fewer buyers active, the balance shifts. You are negotiating rather than competing, which means the asking price becomes a starting point instead of a floor.

Values have come back across much of the market, so the same property costs less than it did earlier this year.

Lenders are feeling it too, and are sharpening their rates and their offers to win a smaller pool of borrowers.

Understanding your position before you start looking puts you in a stronger place when the right property comes up.

Meet Matt 😃

Matt didn’t start out in finance. He came from a healthcare background, got hooked on property investment, and decided to make a career out of helping others do the same. He studied his Cert IV and Diploma in Finance and Mortgage Broking, and joined the team at Acceptance Finance 🏡

Matt has a real soft spot for helping health professionals into their first property, because he gets the world they come from.

Matt also has a coffee order he will not budge on. It’s an almond latte. Every time ☕️

Earlier this week we spoke about separation and the role a broker can play during the process. One of the biggest factors people overlook is timing.

During separation, property decisions and finance approvals are often closely connected. The order you handle them in can affect borrowing capacity, settlement timing, and overall financial outcomes.

Most people leave the finance side until late in the process, usually when time pressure is highest.

That is where we help. If you are currently navigating separation and need guidance, feel free to send us a message 📍📱

Separation is hard enough without the financial side of things.

If you’re working through what happens to the home loan, whether you can take it over on your own, or how to buy out your former partner’s share, you don’t have to figure it out alone.

Our brokers can walk you through your options so you can make decisions with a clear head.

No pressure, no jargon. Just a conversation when you’re ready.

Chasing the lowest rate? It might be costing you more than you think.

A lower interest rate looks great on paper, but the rate is only one part of the story. The loan that actually saves you money depends on a lot more than the number out the front.

A few things worth weighing up:

→ Fees. Application, ongoing and annual fees can quietly eat into any savings a sharp rate gives you.

→ Features. An offset account, redraw or the ability to make extra repayments can save you far more over the life of the loan than a slightly lower rate.

→ Flexibility. Fixed, variable, split. The right structure depends on what you want to do down the track, not just today.

→ The lender behind it. Turnaround times, service and how easy they are to deal with all matter when life happens.

The cheapest loan on day one isn’t always the cheapest loan over time. It’s about finding the one that fits you.

Not sure where to start? That’s what we’re here for. Send us a message and we’ll help you make sense of it 📍

How can 2 people with the exact same salary have such different borrowing power?

Well, there are actually a whole range of factors at play. Things like existing debts, whether that’s credit cards, car loans, or buy now pay later accounts. Living expenses matter too, lenders look closely at how much you’re actually spending day to day.

So two people on the exact same salary can end up with very different borrowing power, simply based on their financial picture as a whole.

If you’re not sure where you stand, that’s exactly the kind of thing our brokers can walk you through.
